Something with what they are saying does not pass the Fish Smell Test, in my humble opinion.

Many operations taking leases are not operators. In other word those entities have no ability/intention of developing the leases taken.

Instead, the Lessee intends to sell the lease or assign it reserving an ORRI.

In your area I believe the companies developing leases are Ascent and Gulfport.

You would be better off performing some research to determine which company is working near your property. Then contact that company. Why deal with the middle man, they will only take a portion of what should have been paid to you.

Consolidation of operators in PA, OH through M&A and Bankruptcy has lowered demand for leasing. There are many entities out there still willing to lease your interest but are too small to drill. Instead they are looking to "participate" with the operator as a working interest owner or assign your lease.

It doesn't matter who you lease to as long as you get the best terms you possibly can at the time. I tell mineral owners this upfront any time we make an offer. Since I won't be the operator I tend to give a much more lessor friendly lease.
