Hi I'm new to the site. I have an older relative that wants to sell her royalty. She owns minerals in columbiana county Washington township and in Carroll county fox township. Anyone know which companies are offering the most? How much Is being offered in those areas? She has waited long enough and has decided to sell. Would appreciate any help.

Don't sell ! In fox yet I'm in Lee. Just south of fox ' just wait two year they will be there. Their at fox already.
Thank you for the input. However I did not come on the site to seek advice whether to sell or not. After a long drawn out thought process the decision has been made to sell. At her age it is in her best interest. I am looking for companies that are offering the most money in those areas. Thanks

I have property in SE Guernsey.  I have received interest from several brokers.  I don't know if any of them are interested in your area or not.  Your relative has probably received mailings as well.  If your relative has made the decision to sell, then you should contact as many buyers as possible.  I know in the few inquiries I have made the offers were dramatically different (from $2,500 up to $9,000).  An internet search on "Utica mineral broker" will probably turn up a dozen or more brokers as well. There are even advertisements on this site to sell your mineral rights.   Here is a partial list of mailings I have received:

Please note that I am not vouching for any of these companies.  I really don't know anything about them.  Personally, I have decided not to sell my mineral rights.  But each landowner's circumstances are different.  I wish your relative well and hope you can find them a good deal.

Jeff Rokisky a WV attorney licensed in Ohio, WV, and PA has the best method I have heard so far for selling minerals. His people determine the value of your minerals based on wells in your area, then put your minerals up for bid with 25 to 50 companies biding. He gets 6% of what you sell for so it's in his best interest to make the most money for you. I'm in no way related to Jeff or his business by the way.

Look him up on the internet, under Jeff Rokisky WV Attorney, or watch his show on Sundays at 11am on channel 9. That's where I heard him explain his method of selling minerals for landowners.

This is what I would do if I absolutely had to sell my minerals. Selling any other way will net you less money, I'm sure of that. Keeping the minerals will net you more money, I'm sure of that as well.

What kind of offers have you received? We are selling 80 acres in Crawford county next week at auction which has all gas/oil rights, it has a new well producing over $1000 a month. What kind of price should we expect to receive? The ground consists of about 30 acres of fields and the rest in timberland, the timber is valued at $40,000. Thanks
Most offers have been in th 3-5k/acre range. Is the 1000/month on 80 acres worth of royalty?

No, not all of the 80 acres is included in unit. We only get about 1% of gross production, it's a good well, every month it's producing about $110,000 per month.
