The new Chevron facility is practically in my back yard! They came to our house wanting an easement to put a water line through our property. ( With 25 ft. On each side of the pipe. They said the company will pay $5.00 for the foot!
Excuse me..??? Lets see..$5 for just the foot alone and the other 50 ft.along each side of the foot is...FREE?
Of course they pay you for the timber and the things that get destroyed on the property while they put the water line in.
Just curious...but any thoughts on this..?

They usually pay 1.00/inch/ft so they must be installing a 5" pipeline, Remember the ROW is forever make sure you have written that if they should need to install additional lines, you will also get paid 1.00 per inch diameter per foot. You will get to keep the timber - to sell, must get it noted where you want them to stack the timber - make it easy access for the timber guy to pick up.  If you are a hunter, request that they plant food for deer, etc. Have a completion date for the line in the agreement, so if they don't put it in you the contract becomes null and void.  State what times people can access the line if it needs to be inspected, also times they can "construct the line" say 8 to 4 so they aren't digging while your trying to sleep, etc.

Be VERY SPECIFIC as to where the line is going to be installed, have it in the agreement....also who is going to maintain the grounds after installation is done.  You can also request the line be installed at 24" or 36" below ground level if you farm the land they want to use. 

Remember it is YOUR land, make sure you don't let them use the property for things that its not intended for.  Where will the workers park while the installation is being made, will they have a portable toilet for them to use, lots of things to be considered.....take your time...Make sure it is in the agreement that if the company vacates the line that the property is returned to you.  That's my best advice...from things I've read...

I have 3 young granddaughters who wouldn't need to see men going to the bathroom outside.  Also, who wants sh........laying around their property? Perhaps you never take enjoyable walks in the woods! 

I guess it would be fine to visit your property and unload.....

No one is bitter and sure..we all want the big bucks! Especially the state:/ But I don't want to loose everything I own and possibly completely ruin my land that I worked hard all my life to get.
I don't care about the johns or parking..etc. But I bought this land years ago in hopes that my kids would someday want to have land to build their own house. We gave my daughter a piece of land and she and her husband built a beautiful home on the land last year. I have other kids who might want to build someday and they can't do it if there is a huge water line running right through prime property.
That small portion of land I gave my daughter was appraised at $45,000. And it wasn't even an acre!
So they may force us to put a water line through here for next to nothing?
There are some things that money can't buy. Peace is one of them.
I feel more at peace coming here and getting ideas on my options--

We don't want to pick and prod these people either. We're like you..just want the basics to be done right. We are hoping they would go at the bottom if our property..down near the hollow in the woods part of our property. We have a lot of good timber down there.
But..this isn't a pipe line..it's just a water line. Sounds like there's no real money in that..or is there?

I don't know what state you're in, but Dale Arnold from the Ohio Farm Bureau gives seminars on what to look for in a pipeline ROW agreement.  Great stuff.  Jack's list gives you an idea of the topics he covers.  Dale also has a list of attorneys in Ohio familar with O/G issues.    It would be well worth your while to contact him and see if he has a seminar coming up that you could attend.  There is a power point presentation available, but you can't beat hearing him deliver it.   Real good guy, and definitely on the side of the landowner.
