Chesapeake has approached us regarding 10 acres of our land.  We were offered $1000/acre for 5 years and $1500 for 10 years plus 12.5% royalties.  We already have a vertical well on our adjacent plot and do not want another well head on our 10 acres. Chesapeake agreed to put language in the contract that would assure us that the well head would not be on our acreage but would reduce their offer by 50%.  We tried to negotiate with Chesapeake but they refused. We would really appreciate some advise on how to handle this.  Thank you.

Hold out, remember CHK is not the only player in town. Ihere are several options to consider, do not feel boxed in by CHK. CHK used to be most other landowners options maybe a year ago, but now there are 5-7 other energy companies leasing in your area. Supply and demand will cause you to get a reasonable offer.

I appreciate your insight.  What about the threat of receiving nothing while neighbors take the low offers? We were told that CHK may stop leasing in this area and if we don't accept the offer, it may go away for good.

Please remember the statement "may" stop leasing. I can tell you from years of experience,that is simply not going to happen, maybe in a couple of years, maybe. Please remember that there are at a min 6 other companies that either are starting to lease in Stark County, or are coming your way in the next 12-18 months.

Just ask others in other counties, what the leasing pattern is and hopefully thiswill give you some comfort, to let you wait patiently to see lease bonus prices to at least double in the next year.

Also, remember there are several "key phrases" in the chk leases that tie all of your interests up forever...........from where I am sitting..that is a long, long time.  You surely do not want to make a hasty decisions now, and later regret you actions. You wouln't do it with any other important decision, would you?  Well, don't let money or any fear tactics that some Landmen who handle leasing try to scare you with, to doubt your own "common sense".

 

Remember, the lease Does Not Guarantee that CHK will drill at all! If they do not drill, that means you will get no monthly royalty check every month for the next 40-50 years. That alone, makes the lease bonus of $1,000. a acre pretty small overall, by comparison.

 

Only you, know you situation best. Remember these things, please.

Is anyone at all concerned about what the fracking will do to the water supply in Stark County? I just started learning about this process and it scares me to death! Why is no one talking about it???
