Black Ridge already signing in our area...now a company called Braxton also has signed acreage...

I saw the other post in Ashtabula County asking about Black Ridge...figured this would be important also.  Black Ridge has already signed one large property in southern Ashtabula on Rt. 46, and have been contacting landowners between Rt. 46 and Rt. 193 to also sign them up.  Found out yesterday that a company called Braxton Acquisitions has signed several large landowners northwest of Kinsman in northern Trumbull/southern Ashtabula, headed towards the area being targeted by Black Ridge.  Braxton has also signed several large landowners in northern Trumbull in an area between Rt. 46 and Rt. 193, also headed northward towards the Black Ridge area.

Anyone know anything about Braxton?  More importantly, anyone know what O & G company they're leasing for?

BTW...not sure what the exact amounts were for in the Braxton leases...just was told that they are as good or better than the BP/ALOV offer...

Which supports why I am advocating personal advice, as this is very much a personal decision. The land groups will not consider your personal tax and financial situation when negotiating a lease. I can, and we have had success with previous clients in preparing and planning for this financial transaction.  If you make no such plans prior to signing a lease who might be amazed to know close to half of what you receive in lease bonus payments will go to Federal and State taxes. Not to mention the property tax implications and the market value considerations of your property. Does anyone have a copy of the BlackRidge lease they can upload to this site?

I have a copy but haven't scanned in to computer yet. Depending on when we get done haying today I might get to work on it. I could sent to you,  not sure if I should post it here.


Hey guys I am reading all the posts and I was wondering about smaller landowners in the Dorset area where I have 6 acres on Footville Richmond Rd about 1-2 miles east of 193.  Is 6 acres too small of an area for them to consider leasing?  Are there any other landowners in the area with smaller tracts of land such as mine where we could form a group?  Or is there already a group?  I would be happy with $4250 and 18% gross.  Sign me up!

 

Based on your location I am probably within walking distance of your property. There are a few flippers in our area but the promising ones/groups would be EALA (Eastern Ashtabula Landowners Assoc)and perhaps BlackRidge. I was always told that the minimum is five (5) acres.

EALA is the one I signed up as have many others. BlackRidge is not down to our area yet but I believe they will be real soon so as to lock in the acreage early. Reading the posts on this site should be useful to you if new to the leasing game. I believe if Blackridge comes soon many will sign up.

BlackRidge had no size limit when signing properties in Colebrook/Wayne last week. Imagine it will be the same anywhere they go.
