Ed, Nate says he is a landman for O&G company now that new shallow drilling cant be profitable as they can't lease $5 & 10 an acre anymore, and he says the O&G company has agreed to it!
I personally don't know if we get it will let you know, Our atty says its also a good negotiating tool if they won't seperate as it has value & can increase the price or help keep other issues we want in the lease

Oh Bill,
You're so fired up and yet it's over misconceptions and a lack of facts. I've leased thousands of acres and have paid the market price the whole way. $3200 in t-county as to date. And just over a year ago it was just starting to move from the $10/acre per year that it has been at for the last decade. But you already knew that.
Now if I worked for the sacred CHK who over half this site leased with they would leased everything from the grass to the center of the Earth. However, most leases I was able to leave the producer their Clinton rights if they had enough land do do anything with it (40 or more).
Thank you for re-posting some of my comments to prove my consistency. I've never said anything on this site that I do not believe in or do. And regarding my dogging on lawyers, with this site you have more than enough info to save yourself plenty of money.
Ed posted more in Ashtabula & a link, still looking for Nates, but this gives you a pretty good indication, We actually had the addendum to reserve the Shallow rights in our lease that is thru Lensman & associates (Attoorneys that agree it can be done) we will see? hope not overloading you?
Ed did that anwer you question? I hav the original docs from recorder of deeds on the sale but not the Beck lease, As I said I read my neighbors & the bottom line in my mind beck preety much could do whatever he wanted with their land & minerals, for $10 per acre per year!
