I just received an unsolicited offer of $3,750/acre. I am in a drilled,non producing, not fraced unit.

What a joke, in my opinion.  I would never sell at that price, unless I really really needed the money and had no family to leave it to.

I received an offer of $4000 an acre in a unit with a completed, but non-producing well.  I agree with Craig.

If I were to sell my minerals, it wouldn't be to a mineral rights company/investor.  Instead, Robert, if you need to sell, sell your whole property including the surface and you'll receive closer to the true value that it is today.

In the future, your property will be worth much more however.

That's my advice.

I made them a counter offer, they have not replied.

My offer was from PennMarc as well. I felt like calling them and telling them I'd accept the offer only if it were for 5 yrs duration : )  Laughable counteroffer to a laughable original offer. They are trying to pick the low fruit.

Any clue what is a fair offer by price per acre?

How many acres do you own? Are you in a unit?
The problem is that you can't put a value on our acreage due to having multiple shale formations underneath us that are capable of producing hydrocarbons. There are no other investments that you can make that can create sustainable income for your children.
No mineral rights company will ever pay anyone the amount that minerals (oil and gas) are actually worth. They usually will pay what they believe they can make back after 5 years of production. It's called return on investment.
I'd be surprised if any of the companies will offer you more than $4k/acre, if they do, let us know.

I've had a few offers, the highest at $5000.00 an acre..   No interest.  Perhaps one approach would be to post your minerals for sale at $10,000 an acre and up vs. receiving low ball offers.  Its not unlike the gas leasing process.  I was offered $500 an acre at one point.  It rose quickly thereafter.  Now how was it that at one point they said all they could pay was 500 and it was goina kill them to do it and then hmm suddenly several K wasn't an issue.  Hold out if you can/want to I'd say.

Some letters won't say.  If I have time I will sometimes see what they say ( all say the same, take a look at their web sites, identical ).  But Bounty Minerals verbally said 5 to 6k in beaver county.  I don't have a number for them but you can prob find them on with google.  Good luck...but be careful.

I wasn't offered anything, I wouldn't sell off my mineral rights because if you decide to ever sell your home, 1, it would be difficult to sell with no mineral rights going with the property and 2, banks frown upon that and they get their panties in a wad over it.
