This is an informational meeting for the Northern Butler County Landowners Group.  We will be developing a collective lease to represent the needs of those of us who are landowners in Cherry, Clay, Concord, Marion, Venango and Washington Townships.  By working together we can insure the best possible lease while protecting our land and environment.  We are basing this group on the Friendsville Group, so this first meeting you will be asked to fill out a survey form to indicate what your priorities are as a landowner.  This survey will include what your wants and needs are regarding bonus payments, royalty percentages, lease duration, land protecitve addendums, etc.
We will be represented by an attorney with expertise in gas leases as well as a consultant with extensive experience in working with gas companies on environmental issues....both of whom are landowners in Northern Butler County and have a vested interest in acquiring the best possible lease.
By working together we can share the cost associated (yes a minimal flat fee) but more importantly we will have much greater leverage when negotiating with the gas companies and be certain that our needs are being met!

I would say about 8 - 10 miles.
Maybe not this year ? Patience is rewarded. It is the landman's job to buy as cheaply as he can. Wait for at least $5000/acre bonus and 20% royalty. If you have a group it is easier to get, but they need just about every piece of land and will eventually pay what it takes to get it. The larger the group, the more likely to reach a conclusion sooner.
Sam is "spot on". Bradford County is currently paying $5,750 and 20%. Bonus payments have been up and down all over the place. They have ranged from $40 in Feb 06, to $70 in June 06 , to $1,000 in Feb 08, to $3,000 in May 08, to zero during the summer 2009. Then the "Friendsville Group" struck gold in Sept 2009 landing $5,750 which is the current standard here.
For all those following this group.....sorry for the delay in posting updates. We wanted to set up local meetings in different neighborhoods but had trouble finding adequate locations, but we are good to go now.
First off, thank you for those that attended the first meeting, it is very exciting to see how this is growing and will benefit us all in many different ways! We have had alot of great feedback on this but it still amazes me how many people in our community have very little knowledge of what is occurring with the Marcellus Shale and what a tremendous asset they have 5,000 feet below them. Unfortunately many are giving up the rights to these assets for such a small percentage of what they are truly worth, simply because their source of information is the "Landman" or the gas company and we hope to change that. There is a significant portion of our nations energy potential right here in our area which we want to benefit the people in this region through fair and adequate reimbursement for OUR gas, availability of jobs for OUR residents and protection of OUR land and resources.

The next meeting is in Hilliards at the Snowmobile Club on Old Brick Rd (just off Branchton) on June 23rd at 7PM and then on June 30th at 7:30PM at the Unionville fire hall (corner of Rt8 and Mahood Rd).
These meetings will be informational and very similar to the first one, so for those that attended the first one you are welcome to attend but it will be geared towards the newcomers. Please tell your neighbors about these and spread the word - POWER IN NUMBERS!
In addition, the agreement is almost done and I expect to be able to E-mail it and mail it to those that were at the first meeting prior to these meetings so you can look it over.

The reason prices across the board will not reach 5000 and 20% gross is because the shale is huge companies will just move to a new area. Companies will not battle each other over high prices. And company competition is the only reason prices are over $10/acre. The Market enhancement is a joke. Ask for a gross royalty, or ask them to state the local market in the lease. See what kind of answer you get. Apx 1% of land owner can be drilled in this play because of pipeline. The Gov. is trying to stop drilling at the moment in PA, the companies will just leave and go to Indiana (the state), North Carolina, WV, Co, or one of the other shale's. Most leases signed now will last your lifetime drilled or not drilled. Most lease development clauses say the company can hold the lease.

The Bottom line no one knows the future actions of the gov. and if your too pushy with the companies you will loose them.
In Sept 2009 the "Friendsville Group" reached an agreement with Fortuna (now Talisman) to pay $5,500 & 20%. That was over a weekend. By Monday afternoon Cheasapeake offered anyone in or out of the "Friendsville Group" $5,750. & 20%. Talisman then matched the $5,750. This involved tens of thousands of acres in Bradford, Susquehanna and Wyoming Counties.
Harrisburg and the DEP have completely rolled over for the gas companies.
Because there IS so much gas they aren't going anywhere. Don't be pushy be patient.
Shawn, the fact of the matter is that what the gas companies desire is under us and they will make the determination on where to drill based on the geology. When you look at the cost of drilling a Marcellus well (which is a fixed cost irrespective of location) compared to the cost of what is payed to the landowner, they will pay and have payed $5000/ acre and 20% because it is a good business decision. When they get suckers to agree to $100 or $500/acre and 12.5% it is just a higher profit margin for them.
You may lose them for a while, but they will be back and they will pay some day. The Governor has nothing to do with it; he is at least smart enough not to scare away the drillers. Google Barnett Shale and find out what Texans pay Texans -- and the Barnett is not as good as the Marcellus.
