Do any of you in Greene County have any experience with Chesapeake? I have 74 acres in Greene County and live in Los Angeles. It's very difficult to find a land man for any of the other energy companies. I have an offer from Chesapeke but have no idea if it is too low. Any advise that anyone could provide would be greatly appreciated. BTW they are offering me less than $2,500 per acre and 17%.

Every time I hear someone blast a Landman, or a lease, or a Bonus and royalty offer the very next statement is "I have coordinated a land-owners group . We have successfully amassed 20,000+ AC for a great bargaining package please join our group" I guess everyone has a motive... No offense just an observation
I did not judge you or say you were unethical, simply made an observation ..
my motive? simple , to learn about land owners opinions on the industry.. And I have
helped many people on this board with their leases, guess what? for free....

There are two limbs on our tree, the Smiths and the Jones (ficticious names of course). Six months ago, the Smiths signed up with an attorney at 8% of ALL monies received, including bonus, royalty, etc..... and the Jones declined. When I (one of the Jones girls) spoke with the attorney a couple of weeks ago, I asked him this question: "Since the Smiths signed with you, and we, the Jones, have declined, then what will happen if we don't sign?" He replied, "Nothing. Your side will just go around my back." I said, "Oh, then we'll get the same benefits and pay you nothing, correct?" And he said, "That's correct." Do I feel bad about it? Heck no, we get the legal benefit without adopting the lawyer. And he makes a mint from the "other limb." I have never met them nor spoken with them, so don't feel any obligation toward them.
You would be crazzy to sign with Atlas Energy. Even with the new funding they have they only drill a fraction of the wells that Chesapeake,Range and Cheif drill.
Hmm,, while I agree I would never sign with Atlas (for other reasons) tell me, how many Greene county wells does Chesapeake, Range and Chief have drilling this year (so far) compared to Atlas..

Chesapeake = 0
Range = 1 in Garrards Fort
Chief = 0

Atlas =5


With that said, Chesapeke will dominate in the long run and Atlas seems to drill more to hold land than explore Marcellus... But the proof is in the permits...
So what is your recommendation? I'm interested in everyones opinions
Richard, What township is your land in? I can see who is active in the area and make sure you aren't in coal mined area (where companies will have difficulty getting permits)

I can email you a map if you want showing all the properties and well permits around your land and you can decide from there.

Don't lease just to lease. Find out who is active, create a lease that protects your interest and offer it to them with the terms you want.

Don't sign a lease with an extension and be VERY careful of clauses that automatically extend the lease without production (there are many)
Monongahela Township. Chesapeake seems to want this pretty badly. Not ready to sign and joined a land group yesterday, but being in Los Angeles I'm flying blind here. All your help is appreciated.
As of today there are no wells permitted in Monongahela for 2010. Most of the leases in the area are held by Atlas. The only way I would sign with Atlas (who is paying big bucks right now) is a 3 year lease and MAKE sure the Force Majeure and other clauses are removed to protect you in the long run from holding your lease beyond the three years.

As far as Chesapeake, is it Chesapeake wanting your lease or Dale? Keep in mind Dale is in the business to lease land, land anywhere... They are not an operator and once the lease is signed they have no control over what happens to the property.
