I"ve been hearing rumers that shell is beginning to send out $$$ to landowners in guernsey co. true or false?  It has'nt been 120 business days yet since they wrote out a gang of bonus $ bank drafts.  I heard it is raining checks right now here,but it may be from gulfport or cheasapeake.    By the way,speaking of cheasapeake,they just announced that they are pulling most of their rigs away from the dry gas of pa. & heading for the wet gas of ohio"s utica shale.Shell will need our wet gas also for their new cracker plant,so it looks like we are getting ready to see the rigs start rolling in soon. Gofrac is bringing in lots of new frac trucks & tanks to their cambridge property. Halliburton has purchased property east of Zanesville for their new facility to service all the wells in eastern ohio.   Lots of horizontal drilling happening in Noble county.  ODNR has a web site thet shows the wells drilled & being drilled. They seem to be drilling all around guernsey co. Maybe saving the best for last?

Well since Jerry Springer is a democrat it really disappointed me that he did not host the Democrat Presidential Convention, Hillary vs Obama heck I was hoping to sit and yell JERRY, Jerry , Jerry! 

But with money at issue this thread is getting old. Drill baby Drill but only upon  the landowners terms

Billy , money isn't the only issue to a whole lot of us myself included . Yea  I would like the money just as much as the next guy but what about what we leave our children and other generations ? 

This kinda conversation lets the O-G companies know that this time it's not business as usual and I think that's OK .

If these conversations had not taken place we would be in that same old stick it in and break it of kinda lease that the companies would hold your acres by production .

I found out the hard way but  I will help make sure that isn't all leaning toward the big boys .

I will never just trust them on there word anymore !

We have what they want and we want to give it to them but this time we get a word in and terms .

There is no Cross on there buildings  that I have been able find .

Very well put Ridgeman we have to look out for ourselves & our farms we have put our lives into, If we let these O&G companies have their way we'd all be sleeping in caves so they could do as they please wuth our Land, Just look at the Beck to XTO sale surface Rights ageement on here based on Becks shallow  well lease, he gave those surface rights of XTO freedom to use as much proprty as they want for drilling & storage and anything else they feel they need, they can literally use 20 acres of a 25 acre parcel if they want! What say do these landowners have now! None,zip, nada,

You got it Tom . We have one chance to get it right and that time is now.

I have said this time and time again with the arbitration clause in the leases I've seen this totally leaning toward the producers , reason being if you or I have a dispute with them it goes before a arbitration board that only focuses on the loss not the legal fee's or any punitive damage 

that has occurred .This limits the amount of attorneys that will really want that kinda case : reason 1. they will only be paid on a percentage of your loss 1/3 that comes out of your pocket not the violator   # 2. they cant claim there fees as part of the damages # 3. and us the people that worked our rear ends off paying for the land and taking care of it , losing sleep , stressing out , arguing with our family , loss of quality of life  # 4.can't get any compensation  for non tangible items , pain and suffering .

I hope none of you have to ever deal with that pain !

I used to just think that was a bunch of bull crap but living it has changed my mind .

This is going to be like popping a bubble , once it popped there's no putting back together so will be the signing of your land that my have been in your family for generations .Make darn sure who you are dealing with before hand it over , they should lay there cards out rather than keeping them close to there vest , know who they really are now . If they lie now they will lie later Guaranteed !

Be very care full of the ones waving the Book of life as a closing tool , I got fooled by one of them . Once the deal was signed the Cross came down and there true colors shined .

Ridgeman there is a lot more than the $$$ but I was trying to state mud slinging childish (in my opinion) was getting (In my opinion) a bit carried away. 

There are a ton of issues at this website from lease information upon how to protect your surface , tax planning which will effect your children, you name it.

 Here is a something I just thought about. Can you set up  a medical savings account and shied the account from taxation? 

 Already I have suggested some areas where individuals could put money into a community such as a food bank. But it takes money to donate.

  Will there be the possibility of small villages or neighbors being able to now use NG that is being found in their area instead of using fuel oil to heat with?

  I have looked at bit of the big picture but the file down load on it was 36533278776474536 GB might take a while to download all of it.

Thanks Billy for the info . I'm not a fan of mudslinging  either but sometimes it helps the process , great point on the NG for the villages and the food bank idea love it .

Hey Cobra how much do you make bagging groceries at Save-A Lot? I kno I know its none of my business right? Well if that is someones profession than they can charge what they like. It's up to the landowner to sign up. Its called freedom of choice. I hope you don't like watching any type of sports because those athletes are way over paid right? Well seems to me the Owners of the team think they are worth it and maybe some landowners do. Stop bashing everyone on here with the same 3 lines you tell everyone. Come up with some original skits you snake.

Robert you are 100% right it is the landowners Choice but they also desrve to know who they are dealing with & full disclosure on costs, Fees, Lease terms & if any conflict of interest. again every real estate broker & agent has to disclose who they represent with special disclosures if dual representation!
