Here's another landowner friendly lease finalized and signed in mid-April, 2011 by approximately 2000 landowners. The signing bonus was $2250 with a 17.5% gross royalty:

Tad, there are several leases now available on the Internet. The AlOV lease signed by Chesapeake is not the one shown on the Internet. The AlOV website also has a copy of the SURE lease which I consider to be a bit better. There is a fundamental process to go through to get one's land leased. First step is to decide whether you're going to go alone or join a landowner's group. If you go alone, there is a significant challenge to get the oil and gas company to agree to your lease provisions. They want to use their own lease which of course is generally very oil and gas company friendly. I have a neighbor who alleged he has the "best lease possible" as he cut and pasted provisions from other leases. The irony is that I am currently negotiating with the same company as he is, and a senior official at that company told me that there's no way they would accept the "best lease possible".
