Does anyone know a good accountant? I live in WV and have property in PA that I have received a bonus from. I will have to file taxes in PA and WV and would like one accountant to do both at a reasonable price. Any suggestions would be appreciated.
My wife's family deeded mineral rights to her and her siblings from some time back in the 50's at least in the Batelle district, and she has since signed exploratory/royalty agreements with Chesapeake and others. We have discovered, with the indirect help of a landsman, that there are other parcels covered by similar deeds and have received exploratory phone calls from brokers in the last several days. I have one burning question: how does one go about locating these mineral rights documents that the landsmen and other broker types find prior to making these bids/offers?
I see that there are certain tax records available online from Monogolia county, as well as the parcel maps, but, I can not locate anything online that would indicate from which documents these mineral rights deeds arise.
I spent the last ten years before retirement working for a County Property Appraiser's Office in Florida, as a GIS mapper/analyst, and have the rudimentary grasp of cadastral records, however, in Florida there are no such severed mineral right deeds as there are in WV. To clarify some of the information, I took the agreements, compared them with the parcel maps which I obtained online, and set them up in a program I wrote for this purpose, to determine the locations on the ground. Thereafter, I placed the rectified coverage from the WV DEP OOG maps underneath the parcels to discover where the active wells were on the parcels my wife's family has deeds (that we know of). I found that CTX had two producing well, in place and pumping, BEFORE, we were every consulted for the current rush of gas well speculation. How it that possible?
Lastly we also have a lease in Marion county, deeded by a grand father who, in his day (1930-40's) was a pump man who walked the wells and maintained them. During that time, he lived in Hundred, which is in Wetzel county (maybe not, I have only been there twice myself), so I am now wondering if he would have also deeded my wife some rights in that county as well. I have royalties in church district, the well is named esther clark 1h and 3h.I have been told that this well has been fracked. Does anyone have any info on this well. It is a chesapeake well.
Who is leasing in the area? I have around 62 acres in Grant. If any of you would like we could form a group to try getting more money. I work in the business so I may be able to find a better deal for all of us! Does anyone have any contact info for any landmen? Please let me know what you all think about that.
Many of property owners in Clinton district are not planning to sign and do not want wells. However, I know Chesapeake is currently "knocking on doors" in the neighborhood and making starting offers of $1000/arce. I know of one offer for $1500 in Hornbeck Rd area and I have heard of at least one contract in Mon County for $4000 per acre. In every case, auto-renew in 5 years is a very bad idea. Shorter leases, for 2-3 years with no auto renew, is definately best. As for Clinton District...most of the larger property owners are not interested.
Does anyone know any companies that are leasing in Monongalia County besides Chesapeake? Chesapeake made offer of $1,000 auto renewal at 5 years. Is this comparable with other companies in the area (Clinton District)?
I was able to find a website with gas and oil attorneys in WV. Perhaps someone can suggest it. I used William J. Leon, LC from Morgantown. I found him quite professional and reasonably priced.
