I have un-leased land in Guernsey county and have talked to and reviewed lease agreements from several drillers including Carrizo. Carrizo has the most landowner friendly leases of the ones that I read. Whether the lease is net or gross % royalty at the well head is negotiable with all of the drillers I talked to.

Only problem with Carrizo; as far as the Utica goes, Is they said they will bring their rig back to their Utica acreage in the Spring, but only are going to be operating one rig here.. they have 3 pads built in Guernsey co. already to go, so your chances of getting drilled may be years away. Gulfport and Antero will have at least 7 rigs going, AEP wants to have 12!
