I did find a company taking leases in the area at a $3500.00 or more an acre paid up.

EQT plans to hold the lease and then pop a leg in the ground to hold the lease. Delay Rental lease is paid each year. If they drill in the second year and hold it, you will not get paid the rest of your delay rent payments. EQT will not negotiate on that either.
