Most of the activity in Susquehanna County is now related to pipelines and negotiating rights-of-way. I was just talking to some neighbors about this and they were pretty keen to form a landowner's group in order to get a better price and terms.
I think this may be a bad idea if you are a small landowner. Ideally the pipeline companies want a straight route with few landowners and low per foot price, right? So if every landowner in a given area joined a landgroup the pipeline companies have less reason to deal with the smaller properties. Why would they negotiate with a handful of landowners and deal with obstructions and preferred routes across different properties if they can go across 1 large parcel? So essentially what happens is that the smaller properties take themselves out of the running while adding leverage to the larger properties.
This isn't a blanket statement by any means but it's worth thinking over. Anyone else have thoughts on this? I'm willing to be wrong. :)

I'd have to agree with you, Mud. I think each individual is best to negotiate on the pipeline & ROW on their own. We've recently dealt with Western re pipeline & the offer was much lower ($6500/acre) than what I've heard on this site in other parts of Susquehanna ($30/foot). It will probably be somewhat like what happened when the gas companies first started coming in and some people will sign for a minimal amount & eventually if the pipeline companies can't go around you like the threaten they'll eventually play ball.
