we are thinking about doing this bt there is no real way to say whos making what?  someone out there with a current lease  please tell me how thats going so far...is it all they promised and then some or is it all just a dream and you get crap?

yes 2% but he is bringing the gas company to the table and coal company as well. I figures although high, if he can deliver what he says he can, which would be %20 royalty, we are ahead of the game by 6% even after his share. I am going to clarify with him this part BUT the 2% doesn't bother me if he handles everything, not just reading the lease...and I figured knowing the gas people already finding a taker if you will would be quicker using him, than me shopping it on my own. I am sure the companies are getting overwhelmed with calls, so I see it as price to pay for quick deals going into place instead of playing the waiting game... what cha think?
Your situation is different than in Tioga County...we aren't dealing with coal companies. Why is a coal company involved? That's a totally different operation, unrelated to gas drilling.

I don't know the situation where you are, but you don't have to "bring them to the table" in this area...if they are interested, they come looking for YOU...that's why landmen are as thick as fleas around here. It's not that complicated; it pays to have a lawyer look at a lease, but I'd never pay that kind of money to have him negotiate for me.

I wanted to add that here deals are pretty 'standard'...it's not like people are getting much better deals by fancy negotiating...you might get a clause or two that protect you as a landowner, but you'd never get a deal good enough to justify paying 2% of your royalty to a lawyer.
Hello I'am aslo in Greene County but Richhill Township. You don't need to give 2% to an Attorny pay by the Hour. Sam Douglas or Don Saxton are couple of the best ones.
Greene County is pretty far from Tioga County. I'm sure they have a whole different set of issues and different gas companies working there. There's a forum at this site for Greene County; they could probably answer your questions better.
Has anyone heard of a company called McKelvey Gas, which is looking for investors to finance Marcellus drilling?
Good morning John. There appears to be a Mckelvey Gas listed in search blanks of the internet. I did not look at it. There are other McKelvey listings that seem to be related to the industry. I suggest that you check these search blanks for more information.
