I think I'm (in Delmar) to the west of the light blue area...in the light green ((100-125) or maybe the dark green (125-150)

Silly question here...

 

Co-Owner of 68 AC in TC... (free and clear title, not leased as of yet).  Say for example, I sign a 5 year lease w/XYZ company and my lease is rock solid w/out any ambiguities, and all addendums are non-negotiable...  After that five year lease, am I able to take my business elsewhere.  Am I an unrestricted free agent?  Can I sign a different lease, with different addendums and restrictions and more upfront monies w/ABC company?  Can I continue doing this every five or so years if my contract/lease allows?  What about their investment w/capital, equipment etc?

Where in Tioga Co is your land? The days of signing a new lease every 5 years are over in Tioga Co. If you sign a lease today, you will be put in a unit within 5 years (I'll be put in a unit the second I sign). Once you are in a unit, your lease is extended basically forever (depending on the lease wording), whether you are getting any royalties or not. The O&G company writes the lease, and (at least in the case of Shell) they write the addenda, too.

Thank you ladies for the info.  Fielded a few offers $1-1,500 per AC (unsolicited) 12.5%.  Not good enough...  I have articles from newspapers scribing the monies paid to landowners in Louisiana and Texas 8, 9K per acre.   In any case, I appreciate the info...

I think the going rate in the Gaines area is the same as in Delmar Township, where I am. $2000/acre 15% royalty. I wouldn't sign for less than that. You could contact Ultra if you are interested; they are doing a lot of the drilling in that area.
