Just curious...

I am in Liberty township and a few months ago got an offer to buy my royalties for 1500 to 1800 per acre, but they would do a more in-depth look if I was serious which "mite change the numbers" slightly....even tho I am not drilled or receiving any royalties ..talked to a landsman rite b4 I contacted them and he advised caution as there will be "significant" activity in my area in the "near future"....how about it, anybody else get an offer or hear anything or see any activity here in Tioga Co. ?

Imo it wasn't a very well written article. For example, the writer mentions the farmer called a veterinarian, But her didn't give the veterinarian's name and what he said about the cows.
Unfortunately, some people didn't read leases before signing them. East didn't approach me about leasing until after I had turned them down for seismic testing. I didn't bite because the seismic would have been done before the bonus was due and the lease was validated.

Thank you.  I somehow copy/pasted the wrong url.  Will repost with the correct one.

I had a credit card company whose new bill sometimes arrived before the current payment was due. I was running late, grabbed the envelope up, stamped it, and put it in the mailbox. It had been dark and I had mistaken the printed postage-paid square in the upper right corner of the new bill envelope for the put-stamp-here square of the payment envelope.

"Shell Shocked: Conflicts With Gas Company Push Farmers Toward Ruin
Lancaster Farming - Dec 28, 2018
The cows were dying, and Michael Buckwalter didn’t know why.

It was November 2016, and Buckwalter was settling into the dairy farm he’d recently bought in the mountains of Pennsylvania’s northern tier.

With a prime location just outside the small college town of Mansfield, Buckwalter had planned to sell his dairy products directly to consumers. ..."

"Federal court vacates NYSDEC’s [Empire] pipeline certificate denial

A federal appeals court vacated the New York State Department of Environmental Conservation’s (NYSDEP) denial of a water-quality certificate to the proposed Northern Access natural gas pipeline project [NFG-Empire Pipeline] on Feb. 5. The US Court of Appeals for the Second Circuit remanded the matter back to the state agency with instructions to more clearly articulate its basis for denial. ...

“Today's court decision continues the momentum for this project,” a National Fuel Gas spokeswoman said on Feb. 5. “As FERC stated in its Aug. 6 order, [NYSDEC] waived the ability to issue or deny a Clean Water Act Section 401 permit for the Northern Access project. The Second Circuit also has now made it clear that New York's denial of the permit application failed to provide factual justification for their decision.” ..."

According to the data, in Delmar Twp, that was true for only 2 of 89 entries.

Thank you for posting this kind of information. I am the kind of person that likes to know how things work. Starting at about 8 years old, I took apart many old wind up clocks just to see how the many brass gears, hair springs and assorted parts were able to work together.

Granddad Ladd

It's very rare for anyone to sell gas into a daily market. Those are very volatile and you can get virtually nothing for your gas if the weather doesn't cooperate. Most companies sell their gas at a fixed price a month at a time, while some lock in all or part of their price for longer - either a season or calendar year or two. I suspect that Shell floats with the monthly index prices and basis on their pipelines. The monthly price always settles a few days before any month starts, so if prices go up during the month you look bad, and if they fall you look good. Shell looked good in December. And probably will look smart again in January relative to the daily prices.

Nice explanation Jack....thank you! And this is different from 'hedging'??
