I've only recently signed with Shell, but I found them very polite and reasonable to work with. In central Tioga County they have  monopoly so they are in a position where they don't have to offer the big bonuses/royalties, so they don't. Here, at least, there is very little negotiation; it's "take it or leave it". It will probably be different in an area where they haven't already leased most of the mineral rights.

Lynn, We are in the process of signing right now and I pretty much agree with you in that they seem relatively reasonable to work with. There really isn't much competition around here other than some smaller companies who own some land but haven't done anything or very little as far as the Marcellus goes. They are definitely going to be the major player around here in the future with the way they are buying up land right now. I past on a offer from a smaller company 3 years ago. The current offer from Shell is 6 times that and climbing. Glad I waited.

 Shell is doing a real good job rebuilding our roads,its important to have a company with the working capitol to take care of the infrastucture,also safety is very important to them.I personally think the big companys are the way to go.

I hope your right as far as the safety issue goes. I'm not a tree hugger by any means but I don't want to see an irresponsible company screwing up my area either.

Caveat:  Believe (only) what the lease says, not what the landman says.

I agree!!  I've heard of some of the bad experiences people have had. We've been going back & forth with Shell on our property in order to get everything we can written into our addendums. The landman from the other company we looked at 3 years ago seemed like a real slimeball. Turns out, in talking with some of my neighbors,  I was right. The Shell landman seems a little more honest. Either that or Shell can afford a better class of "car salesmen". I guess we shall see.....  Do your homework and hope for the best.

Has anyone had experience leasing pipeline R.O.W. to Shell? How were they to deal with and what are they paying up your way?

Gathering lines last spring were paying $1 per foot times diameter times distance. this was for 50' R.O.W with a temporary 100" R.O.W for construction,  pipe 4' deep and land returned to normal . 

Thats what we signed off on for a 6" dia. but as you know it was kinda in your lease if you have one and if no pipe no gas sold = no money?
