Trumbull County has been a ghost town for years now after BP pulled out. Has anyone heard of any new developments? I have received over 20 unsolicited offers to purchase my vacant land in the last 6 months. When I called no one would provide any details outside of "it fit what they were looking for..." I questioned any Natural Gas ties, but none would confirm that possibility.

Champion Township, probably around the center of the county.  A little Southwest I guess...

Not necessarily, these are offers to buy the land. However, it is not listed for sale. I am attempting to discover the reason for so many offers. I called and spoke with several of the companies, and they would not provide any real info. A generic response that my land meets the criteria they are looking for. Several have increased the offers and continue to follow up after I have stated I am not interested in selling at this time. Attempting to understand where the demand is coming from, I am hoping it is for the natural gas...

I have been receiving multiple offers for vacant land also. None of it is listed for sale. I haven't followed up on any of them, as I was concerned about scams, but they have been steadily increasing in value offered. Rock, do you feel that the people that you spoke to were legitimate? I know that there's no way of knowing for sure, but what was your general feeling. I also wondered about mineral rights being the focus. Massive amounts of energy will be needed for these Data centers that are being planned and built. I am also center of county, but a little SE.

Hi Sage! I believe several were legitimate, however all that I contacted were vague when questioned. I looked them up on the internet and confirmed they were legitimate. Same response about "meeting criteria". One company was a little lower and I let him know where he was positioned, he said let me do additional research and see what I can do. He followed up about two weeks later and stated he could beat the previous offer. I questioned what drove up the offer, he said research provided additional "potential" that they were willing to invest in. I have received over 20 independent offers. As you noted the offers have increased. 

As far as I know, Trumbull is not in the Utica/Point Pleasant sweet spot (of course, some would have said the same thing about Mahoning County a couple of years ago).  Since it sounds like they are offering to buy the land outright and not just the Oil and Gas right, I wonder if they are thinking about data centers.  Is there a reliable source of water near by?  Without going into to much detail to protect your privacy, is your parcel reasonably large?

Thanks for your thoughts Kambe.I have talked to several neighbors and some have had the same experience as Rock and I have had. I was wondering about actual data centers also. I have about 16 acres. A nearby friend who has gotten several offers has 50 some. Another neighbor has just a 1.5  acre undeveloped plot, but has received several offers. All of these are unsolicited. It's probably nothing, but it is a mystery. Keith Mauck noted that production was down in Trumbull County, but that could be the result of many different factors, not the least of which these Utica wells were drilled very early on in the development stage of NE Ohio. The laterals are old school short. Things have come a long way since 2013. The land offers are interesting, but only those folks doing the offering know why they are doing it. The only large water body nearby is Mosquito Lake, and it is state owned. Wait and watch.
