This group may be OK after reading their lease agreement at http://www.washingtonpalawyer.com/F_M__2_-_Northeastern_OH.html and they are representing Trumbull County and are new for the County. They may want 8% but there is no commitment period and I can turn down offers.
The way I look at it is that if the ALOV deal goes thru, I should be able to get more money hopefully the second time around so the 8% will be no big deal. I wish I knew about ALOV before the deadline, but.....things happen. They also don't collect off royalty payments so thats good. Also, I can cancel with them at anytime in case something else looks better.
Here there upcoming seminars for anyone interested:

are you kidding me why should you give anyone a percentage on your lease or royalty... i work for a few of the oil and gas companies direct in your area... if you want info on a real lease directly.. get a working parcel of 360-1280 acres at least and get ahold of me. we would gladly lease you as a drilling company... those lawyer groups are ridiculous.... have a lawyer review your lease.. pay him 100 bucks and walk out the door....
The percentage doesn't come off the royalties, just the signing bonus.
Here are the scheduled meetings for the F&M Landowners Group
