Just interested as to what folks think land values ar now.
Lets say there is a 10 acre parcel in Tusc. County, not of any special value, can't be split up, and cant be farmed.....basically a 1 home parcel.
What is the value if:
1. The land is not HBP and not leased
2. The land is leased, say a 18% royalty lease, mineral rights transfer, signing bonus does not
3. The land is sold with no mineral rights at all
What are your comments on the value per acre
