I have 140 ac South of West Union and have been bombarded with offers to lease most of them are cheep !!! My friend saw an article in the Wva Times April 22nd and a Chesapeake oil paid $350.000 to lease 200 ac. does anyone know about this or have property in Doddridge Co or near me ??

Hi Eleanor, I do but hold up. They only offered 500 others are getting up to 850 and I just found out that another Co. is offering 2 to 8k per ac. I`am trying to get in touch with them so when I do I will pass the info on to you. A good contact is Jim Monyak who set up a group. also www.wvsoro.org

Eleanor, sorry i don`t I called the # from their web site some guy called (forgot his name) offered $500 bucks when I ask about the other higher offers he said " I`ll check and call you back" never heard from him again. Chuck
I have 80 acres in Doddridge between Salem and West Union. I am also looking to lease my mineral rights and have had some interest from quite a few companies. What has been offered in the area? I am hearing upwards of $1500 per acre.

Hi Tracy, I have only been offered 500 per ac but watch out for the small Co,s they just want to tie it up and sell to a bigger player. Chuck
Hi Charles, That is what I have been running in to. $35 per acre, 1 year guarantee drill lease plus 1/8 royalties. They told me they were not interested in Marcellus drilling but have been buying up leases. It is Cunningham Energy who contacted me with the low amount. 2 others have contacted me with substantially higher offers with 5 year lease.

Hi Tracy, $35 is too cheep !! the 1 year drill is good and 1/8th royalties is normal. If they are not interested in the Marcellus put it in the lease ie: depth. requirements. Then you can lease to another co. for that. Just an idea. Chuck
I leased my Doddridge County lands to a small company recently, and feel they were fair terms. Is anyone getting feedback? My family wants to lease the rest of their minerals there.
Gina, the problem with small Co.s is they do not have the equipment to drill the Marcellus so they partner with and or sell the lease out for much more $$$ and you get nothing !!! except your 1/8 for the gas. Chuck
Yes, but isn't that why we want to lease? To eventually benefit from the royalty interest paid on gas that is going to be produced? I decided to lease to a smaller company that will actually drill and produce on my land than play games with these larger companies that had tried to lease from me. My dad says he wants wells, not a bunch of money to just tie our land up for years. Right?

Gina: I just seen your post, and have some answers, but before I get into it I have tried repeately to have Doddridge county added to the West Virginia Groups section but to no advail, so I joined Richey Country as they are close, Hopefully Doddridge will be added to the group section at the top of the front page as part of the header like the other counties. Anyway, I have 38 different royalty interest in Grant, Central, West Union proper, Mccellen, New milton, etc and have signed two leases, one with Chesapeake and one with EQT. I would advoid Chesapeake as they are leasing everything in sight, and who knows when they will drill. the bonus money was $5oo. an ac. which was nice, but it took 8 months to get my check, the payment terms was 120 day's, it may not have been all Chesapeaks fault as I signed the lease withi the landman ( Redsky Land) and I think the paper work fell through the crack. I just signed with EQT, so we will watch them closely. If I may, what district is your Interest located? and have you had any more hits? I sent out copies of my tax statements and some copies of deeds to 4 of the major Compaines ( kind of like a Proposal) in order to assist them in finding rightful title. I have not had any more hits in a couple of months. By the way I live in Utah, which makes it difficult to keep track. Looking forward to hearing from you.
