if you decide to lease your minerals, the company that leases will run a title search on your minerals. so you will find out . smebody at one time had a lease since theres a well. if its old it probably would not effect you. probably abandoned well. you could go search it your self at the courthouse. or just lease the acres , and let them find out.

If there is an old oil well on the property............will that affect the lease? The well hasn't been in operation for a long time.

Thanks for the post! If anyone has the proposed Cheasapeake Lease or if the terms are negotiable, please let us know. I am interested to see their terms and if anyone has had success negotiating up.

the royalty is 18% of production from your acreage that you lease . the $2850 would be a sign up bonus for leasing your oil gas minerals per acre usually for a 5 year lease. 12.5 % royalty is the minimun by law in wv. i have never seen the chesapeake lease offer , maybey someone will post it. i not sure on unit size i have heard 640 acres.

What does the 18% correpond to at $2850 per acre, what is that percentage?
Also, is the Royalty being offered 12.50% in Tyler or can we get more or is Cheasapeake offering more right now?
Does anyone know the coverage area in acres that each well is expected to encompass?
Also what daily production rate in MMcf do they expect these Tyler wells to produce and for how many years?

that is a good price.. dont get me wrong some counties in PA are have received $5750.00 per Acre.. if it will get to that level here only time will tell . but i agree i would lease some, hold some back for that price.

good to hear that figure is right from marshall county . i suppose someone will post the tyler county details before to long. i think chesapeake will try to lease all the acres they can why the price is low. i will post info as i find it .
