That seems very light from what I have been told. Perhaps if it was something else other than horizontal, we are in process of negotiating a much larger deal with Chesapeake. Thanks for your note. Scott

My gas company will pay me 10 grand if they place a well on the property as the site placement fee. That seems nice but I would rather not deal with the well on the property. 10 grand will be long gone and the well will be there way after the money is gone.

You should negotiate this into your contract -- if the well is on your property there should be some additional compensation for damage and upkeep and the like. Few land men I know would argue with this.

What county are you in? Keep in mind what is going on. There is a good chance there will be more wells near you but no rig on the property. You can also be put into another drilling unit. Look at the pipeline map. South of TN pipeline there wells popping all over the place. Depending where your located, you might be in an area where some new wells were placed but more are coming. Look south on TN pipe in Sullivan, it's filled up with wells. Bradford county is starting to get more movement. With the price of Nat gas 3.25-3.75 it seems they are staying close to the TN pipe to cut down on cost to market. I'm not an expert, that appears to be the pattern.

Are you asking about money IN ADDITION to the usual $25,000. or so specified under the lease?
