I live in Guernsey County where land owners with no wells are being paid more than 5000 per acre plus 20 per cent royalties. I on the other hand get paid less than $20 a month for a poor well that is holding my land in production. I'm trying to learn how people are negotiating old leases.

"They usually put in a pad which will take up maybe 5 acres. I'm sure on the size. As far as I know this pad will remain there forever. I'm not sure now but they used to give the landowner about $ 60,000 to put in a pad."

As  a person with no experience with horizontal drilling but who owns acreage adjacent to state property, I really appreciate the answers I have been getting to my questions on here. I would now like to know how long all of that stuff stays at the drilling site? If they drill on my land to put laterals under state owned land, when will I regain the use of my land?Thanks in advance for your help.See More

"We recently signed a lease that said 1400 acres. Our last lease was 1270 acres.  "

"Kathi, With longer and longer laterals the companies are trying to expand the unit size in the leases for horizontal. A year ago my lease was 1280 acres with 10% tolerance"

"You can look up a Declaration of pooling and unitization (DPU) in the county courthouse. The operator files this document when finalizing a unit. Note: the operator can amend this DPU. It will tell you how many total acres the said unit holds. "

"As long as they have approval of 65 percent of the land, they will put you in the unit even if you dont want to be. This is wording right out a unitization .  a) No activity associated with the drilling, completion, or operation of the Sanor…"

"Because the land owner adjacent to the drilling unit wants nothing to do with them and refuses to grant surface rights for the rig."

"as long as all the land between the drilling unit and the well pad is leased/under contract.... in theory the rig could be miles away from the drilling unit. but why would they want to drill under lands that they have no intention of producing from"

"Thanks. Since ORC 1509.022 says that a rig for directional drilling can be placed on a parcel of land not included in the drilling unit, I wondered how far away from the drilling unit the rig could be placed."
