PDC offered $200 an acre and 15% for 5. The landman said if I got all the neighbors on board he would go $500 an acre. I know this is alot lower than the northern counties are getting so I was hoping for some feedback on here.  Also, speak up if you are in Washington County, I would like to see our own sub forum soon. Clint Welch organized the "Cutler Group" and they definately have group members in your area already so I may be a good fit for you. Land groups usually have more negotiating power through their strength in numbers thus a higher bonus and royalty. May be the route for you.

Great, who is Clint Welch? any idea how I would go about getting in contact with him? I do not live out in the area, I own land there but I only go out there 1 or 2 times a month to , well, MOW the DARN grass! Now that it is colder I most likely wont go but once a month or once every two.

FYI, I intend to go to the Wishgard Meeting tonight at 7:00 pm at the Barlow Fairgrounds.

is it possible others representing groups will be there?

Ok, went to the wishgard meeting last night at Barlow fairgrounds. Here is a brief Synopisis of the meeting:

 

Myself and one other person were there.

I had a lot of questions most important were:

Q.  If I sign with them what are the odds I will actually see any Bonus money (1000.00 PPA)

    A. They have already, so they say, sold all the lands they aquire in the area, and unless there is a problem

        with the title, 120 business days from September 30, 2011, you will get your bonus check.

Q.  Great, then how long before the actual drilling can start?

    A. Not really sure, However the company who bought the leases (refused to give a name) is going to be 

        moving as fast as possible, due to the large amount of money already invested in the area. She said

        Over *200,000 acres as of right now. (*note: I dont remember the exact number) and this and the next

        meeting will be all in this area because they have met their commitment to the unknown company.

Q.  Is there infastructure in place in this area to support the wells? and if not how long will the "shut-In" Be?

     A. No infasturcture as of now, however there are 2 piplines coming into the area from the Southeast and   

         North they expect that to be complete within the next 2 to 3 years. 

Q.  O.K. why should I sign with you guys, when there are landowner groups who would get me more PPA and

      royalties?

    A.  Because we already have a contract to buy all the leases, we are offering, provided clear title, basically

         an "almost a guarantee" of payment. Where as a land group has hopes and wishes for the signing

         and actual payment. Our company (name witheld) is actually paying in the 120 day period now. As of 

         today she knows of no land owner group, in Washington county, that has been sold or is near being

         sold to any drilling company. 

So those are the highlighs, I own land in wesley Township in Washington county, I had seen a sign, that night, at the "4 way" light of 550 and 336 for The Barlow landowner meeting that was on the 19th of October at the VFD, but no contact number or other information so I missed that meeting.

I have not signed with them but I did get a contract and my attorney "nephew in law" who specializes in Oil and Gas leases is going to look it over.

If anyone has any questions regarding the meeting I would do my best to answer them from what I learned in the meeting, I prefer to do it on this forum so everyone can benefit from the exchange.

Need to sign now as we are leaving & won't be back and you risk getting nothing. odds are prices are dropping so act Now.

I just hilight 2 of your points as they are so typical wishgard responses you will see thru these topics the almost guarantee means we know we can sell your lease at a huge profit so yes you will get the upfront money but the almost is if someting happens they don't sell they are not required to pay you they can just void the lease. that 120 Business days is actually 6 months they have to market your lease if prices go up they sell if they go down they can walk away.

 My advice join that Barlow land group or start your own & then when in place hire professionals for a contingent fee to market your minerals. in the 6 months you can sell as a group at much better terms.  

 

 

Tom, I am just relaying the info given out. I really cannot remember how much land they claimed to have it may have been 20,000 during that period I was not really paying to much attention, my son and I were chatting (the other guy asked the question)

She stated that her next meeting was in Chilatothe (? spelling) and they dont intend to return to the area, her words not mine. They made no effort to pressure any of us and handed out the contracts for our attorneys to look at.

I just found out about the Cutler meeting as stated above, and I intend to be there.

Washington County, bordered on the south and the east by the Ohio River, contains 410,240 land acres. .

then you have to back out wayne national forest & AEP as you stated my Guess 50,000 Acres combined, So if they have 200,000 acres leased that means they have more than 55% of the county leased. back out all the previous leases in the clinton, they must have the rest of the county leased so no sense having groups your already leased just might not know it! Ask wishgard  (yes I'm being just a little sarcastic) 

but belive me John its not aimed at you or our fellow landowners.

Sorry Dawn, but I still have not gotten in touch with any landowner groups in WASHINGTON county, I am trying but so far it seems to be a secret, except for what John Wells posted about Cutler and the sign in front of the bank in Barlow (which was on the 19th so I missed it.)

A landowners’ group is forming in the Lowell area. First meeting to be held at the American Legion in Lowell on Nov 16th at 7 PM. Fliers have been printed about the group and the meeting date.  I will be picking them up today to distribute. There will also be a sign posted at the Legion announcing the meeting. The group is being represented by professionals who successfully negotiated the lease mentioned on this forum in Western Washington County. 

 

Please tell other landowners who have available acreage about this meeting.

Tom, my land is directly beside Wayne National forest on two sides. I speficialy asked if they could drill in there and she stated most of that land (including Zanesville canal company who owns about 300 acres) is already listed with their company. I did not tell her where my property was except it was on 555. Again I cannot be positive, as I stated, about the 200,000 acre number. The land area around my property stated for WNP, consists of roughly 1200 acres. and there are alread a lot of wells in there, a lot of them closed but still quite a few open (ODNR website, emergeny well locator program on their site)

I appreciate you thoughts and comments, but as I said, I went to see what they were offering. Thats all. What I post it comes from the meeting, I dont know enough about this to make stuff up, I have questions and they replied, I hope honestly.   

Just look at the front page of the Wednesday Cambridge newspaper. The bonus in Guernsey has gotten to $5000 per acre and 20%...Shell leading the way. I can't believe Washington Co. is only worth $1000/ac.. don't listen to the landmen. They are everywhere, they read your posts, they pretend to be concerned citizens.
