My lease will be up in march 2013, I received an offer to resign , I'm currently in 2 units, ( just found that out) ..they are giving me 10 days to make a decision or the offer is off of the table. Has anyone had this happen to them..I'm in Sullivan county, pa..

I'm a little confused if you found out your in 2 units I do believe that can hbp your lease so by them offering you another bonus does not make sense to me Something in the picture does not seem right. Unless you have a large amount of acres and they want to keep it all. Where are your located which township?

Your post is unclear. I have heard that Range has been offering leases of $500/acre/ year; but if they drill you do not get any bonus money for remaining years of the lease, but justt he royalty percentage of production?? Is this perhaps what they offered you?? I may be totally wrong because what I have set forth above is second or third hand information.

      if you are already in a unit this makes no sense, i would be going to a lawyer a.s.a.p. there has to be something wrong here chk know something they are not telling you.

 

I asked them if I was in a unit and they said " yes" your in two units..he said they have not started anything in the second one yet and he can't guarantee if anything will be drilled there.. if I didn't sign I would be out because my lease will have expired then. They are not offering the big bonus' like they were before. I didn't do anything yet!

Why would you sign for $500 per acre when you know that signing bonuses have been as high as $6000 per acre.

If you are already in two undrilled units, you have the upper hand. They need you. 

we are leased with EXCO and haven't heard a peep.  Lease expires in April.

IMO their blowing smoke now. Could a unit be in the works after your lease it up, maybe.
If they show you these plat maps and your in the middle 500 sounds super low.
Another sneaky thing to do is call CHK customer service with your parcel numbers. Don't tell them your story, just ask if your listed in a unit. All you need to do this is the name of your State, your county and parcel numbers. If they don't see you in a unit than either the unit ploy was a lie or the unit is in its infancy and if that's true I can't imagine the landman know about it yet.
If CHK customer service confirms your in a unit they can't see the full unit only your parcel so have some neighbor parcel numbers on hand to see if their in. The customer service than could give you an idea where the end is if you have enough parcel numbers by telling you the neighbors parcel is only half in. Now you have to know which way the unit is running to find the end and not just a side of the unit. PA though it seems can cut out someone in the middle of the unit.

Don't mean to bust your bubble Kathleen but you let the cat out of the bag. They have a whole staff of employees in OKC monitering this web site, trust me.

Oh also watch this post disappear quickly if you get a chance to read it. Alot of things disappear here into thin air!
