I own 100 acres in Somerset Township. Are there any landowner groups trying to join together to get larger tracts to lease to companies (as I hear that's what most gas companies are trying to do now.) There is also a gas line across my property that could be tied into.

There is an excellent landowners group in the Cambria/Somerset area. It's represented by CX-Energy, a well-established entity in the leasing world that get's the job done. Attend one of the meetings to find out more. Getting into details here is difficult, but I do know the firm doesn't get paid until their clients get paid. Consequently the teams working with the landowners are eager to make group members happy.

should the people of somerset be advised of the smash up job C-X Mo Po law group did for the people of mercer? remember the 14,000 acres and mass signing that was denied after being a guarentee???

P.J. Your reply doesn't warrant a reply, but here one is anyways. You're raising points on a wet noodle ... nothing that will stand up. The questions you posed appear to be tongue-in-cheek, as if you had all the answers! Take time to learn all the facts before coming online. Readers need solid info not slanted opinions.

When landmen (they aren't producers) start contacting you, hang up the phone, throw out the envelope, or shut the door. Mr. Douglass is exactly right in stating their goal will be to sign you up for as little as possible with all kinds of clauses that few understand.
Landowner Groups exist to negotiate deals that AREN'T industry friendly. Someone steered you right to inquire about all this before it's lease-signing time. They exist to educate the members. If folks don't understand what they have how would they know what a good deal is?
Somerset is not the Cadillac of shales, but it's no "Tin-Lizzie" either. Glad to see you're studying maps. Be sure they're fairly recent because seismic studies have up-dated older findings.

I was approached several years ago (pre-Marcellus) - I don't even recall who it was - but the lease was so biased towards the gas company and when I proposed numerous changes they didn't even respond.
Are today's leases flexible? For example, one thing I do remember was that the gas company lease didn't have a requirement that thier operators/contractors have insurance, like General Liability, Worker's Comp., etc. If there is a glaring omission, can one request changes?
I did read some of the prior posts about CX and i does raise some valid points, and I would assume they have adjusted their presentations now to not "guarantee" anything until certain conditions are met. I also would hesitate signing onto an agency fee unless I knew that the landowner group in the area had explored other options and ensured they were getting the best deal.
But, back to the maps. Ones I have seen show that Somerset County has both Utica and Marcellus layers. Are the gas companies acquiring rights to both plays, or just one?
When I propose changes I have a little difficuly getting them accepted as well. In fact, I have had clients tell me that the producer told the proposed lessee to get rid of me if there was ever going to be a lease - something of a compliment, I think.
It takes some guts to negotiate and in cases where people need the money it is even harder. The land men do not have fairness as an objective. They are instructed to get each lease on the best possible terms for the producer. They are not likely to lie, but do not expect anything like the whole truth.
