Guernsey County- have over 340 unleased acres

I have over 340 unleased acres in Center Township. There was an old lease that has recently been released. Anyone know what going rate is for leasing and royalties in this area.

I have received a couple leases, but after review from my attorney and myself they are not benificial to me or the property.

AT LEAST,  $5000. bonus and 20% royalties , on gross sales at  point of sales AFTER production,separtating,processing,transportatoin, costs. Most recent leases are more like $5800. Try Shell,Gulfport,PDC,EQT.Eclispe,Antero.

Ditto what Bo said. Antero is at 5,800 and 20% with a good lease. Past leases were in the 5k range.

They have been good to deal with for alot of people I know in Guernsey & Noble including landowners who's eclipse leases were included in a JV with Antero. One of which was notified that a well be will drilled on his land soon.

Same thing happened to me in Monroe co. If they were more honest about what they are trying to do you would not give them 120 days.  What if you signed and then did the same thing to them?  Oh,sorry I changed my mind or went with another company.

Don't take the first offer that comes down the road. If you have any interest I can get you in touch with a person not affiliated with any of the O&G companies, that is very knowlageable and can guide you in the right direction. He has negotiated many good leases for landowners.

If I may ask,from what companies did you receive the 2 leases and what were their offers?

Yes there are. I leased with Gulfport & they have been excellent to deal with & have an aggressive drilling schedule.
