My family was recently approached by Purple Land Management regarding our property in Hopewell TWP.(40 acres, green garden road, near the boarder with Raccoon TWP.) I'm new to the gas boom scene and know next to nothing about it.  Just reading through these posts has been incredibly helpful and educating!  However, there are just a few things I couldn't find anywhere in the posts so Hopefully you all can help me out.  Here they are:

 

1.  Is Purple land management legit?  The guy came wearing sandals and a t-shirt and said they were working on behalf of RRC, but I've been able to find very little about them online. 

 

2.  The landsman kept harping on the fact that "it seems like it's all dry gas in Beaver".  This seems to be the opposite of what I've read on here and other sites concerning Beaver County and the prospect of it being "Super Rich".  Do all landsmen claim "it's all dry gas" just to drive down their offer or should I take him at his word?(his offer was 2,000 per acre @17%)

 

3.  The deal we would be signing would include our mineral AS WELL as surface rights.  This was a red flag for me.  Why would they need our surface rights if they don't know until after the seismic testing if they would like our property for placement of a well?  So theoretically, we could give them our surface rights, and then they could come back and say "we are not putting a well on your property after all"....but they would still essentially own our property right?

 

4.  Lastly, they said if a well was placed on our property they would compensate us $20,000...not per month, not per year, just a one-time payment.  That seemed a little low to me.  Is that standard?

     Just a quick note, Purple Land Management is legitcompany, although I know nothing about their practices. The keep an office here in Southpointe (Canonsburg, PA) with about 20-30 people. The office here is at:

They do title and landwork throughout the country.  They are a hired broker and are in my experience a solid company.  That said they're not going to be operating the wells associated with any of these leases, so I'd look more closely at what Range has in mind and familiarize yourself with them as they will be who you deal with long term.

The last lease I heard was signed by range 3100 and 17% gross..in Hanover twshp..a month ago..don't believe that it's only dry gas... google earth the Noss well on the border of Hanover and Independence twshp..6 very large tanks on site.. 1 each ..Marcellus and Upper Devon wells that were flared..

Has anyone else been contacted by Rice Energy, just came from my in-laws she was approached last week by a guy representing Rice Energy.  She called Tony from Purple Land to see if they were affiliated and he said he is no longer with Purple Land (they let him go).  Her attorney gave Purple Land there request for changes three weeks ago and still nothing.  She said she is done waiting on them now that he is gone.  She was comfortable with him and trusted him.  She wants to find out if Rice is a broker, driller, attorney..., before she calls the guy back.  Said he seemed to be a decent guy.  Does anyone have any info on them??

     Take a look at the list of drillers in OH, PA, & WV, if you don't see Rice Energy then they are a middle man. Sign with a driller otherwise the company you sign with will take a percentage of your bonus and royalties.

As always talk to an attorney and never sign any lease as written. Make changes first to protect you, the land owner.

You'll be happier in the long run if you take my advice.

Rice is a driller.  Or at least that's what they're telling everyone they are.  They are well-funded and have been throwing around some very good numbers in Belmont County.  As far as I know they intend to drill.  Obviously nothing is set until they actually do that, but go check out the Belmont forum and read what others have said about them.  That might be instructive.

Rice is a producer/driller. It is a Privately  held company.

I've only heard good things about them. I know they have wells in E. Washington county, Pa (Dry gas). Seems they like to work dry gas areas.
