Marion County WV Offered $500 p/a and 12.5% to Re-sign in Dry Gas Area 5 yr.

I agree 100% $500 is nonsense, but I've read other boards and so many regret not signing since the co's, moved on, or they got left out of a unit.
If the lots are smaller I think it gets tricky if your minerals are not close to the pad.

Any ideas on what a sign on bonus can be paid and what royalty % for a 1200+ ac, now?

I got an offer last week in Marion for 15% without deductions and $1,200 per acre.  It is a 5-year lease that can be extended for an additional 5-years by paying that $1,200 per acre again.  I understand from my attorney that prices are down quite a lot from last year.  He thinks this is a good offer.  We are still doing title work and have issues with other provisions in the lease, so haven't signed yet.  We also only have a 1/32 interest, so 7.5 net acres, and don't know how negotiable the oil company will be.

The offer is from American Shale Development. 

I have had offers for purchase of both my properties of 4500 and up per acre. I don't know about leasing. I just know that the area is getting alot of attention.
