Article in the Steubenville Herald Star today. Several landowners in the Lisbon Ohio area were force pooled into a unit . No signing bonus and 12/12% royalties. Chesapeake was the gas company.

Good point. Heard same countless times when leasing started that they can go around so when is forced pooling a necessity vs going around ?
I agree that they should go around if the landowner is just adamantly opposed for whatever reason. But then the landowner needs to be able to PROVE that they did or did not! And who has the means to do that?
It is a complicated situation, for sure.
If the acreage is in the middle of a proposed unit, it would be hard to go around. So a force pool would probably take place. If the land is on the edge of a unit, they could cut you out of the unit.

They have to meet minimum spacing guidelines. That's about it. Otherwise the unit's shape is up to the operator.
A plat is a visual depiction of a land unit being proposed to drill a well upon. A survey would be necessary ("required") before a plat could be created ("formed") because one would need to be able to locate the gas to decide where the best place to drill would be. PA unit requirement for a deep well is 640 acres, which is equal to one square mile. This is the minimum spacing per deep well in PA.
Goes to show you how they can "go around you"!
