I am new to this site and have some questions, I have land that Dominion wants to lease from me, what are the rates I should be looking at, also can they take my land as Eminent Domain.

not sure what kind of $ you can expect for storage.........but if you do it, or if it is forced on you, make sure that it is a storage only lease.......I have a couple old dominion "storage" leases that are actually production leases by wording.........so they are able to hold the lease with zero production, and we can not lease to a production company.
we get like 50 bucks twice a year for this........sweet deal.
Adding to what Booger had to say, just make sure you negotiate right. Let them make an offer, then you can come back with something that's really high in comparison. Also, keep everything they say in writing. If you have a face-to-face, write down what was said and mail/email that to them. Double-check everything. Make sure you get a No Warranty of Title clause and an Indemnification clause. And if you have any doubts about anything, call my office at 304-473-1403 and I'll help you with whatever I can. If you're outside WV, that will be pretty limited, but I can probably still help with some things.
Assuming your property is in an officially-designated storage field or buffer zone, your options will be limited. I'd suggest that the most important thing to ask for is a reservation of all formations other than the storage reservoir and perhaps everything 200' above and below that. You aren't likely to make much money on a storage lease in an existing field, but you can at least try to keep your powder dry on other formations.

Thanks for the replies, so another question, what if in a few or many years Dominiom wants to extend ther buffer zone a little further and claim Eminent Domain; when do landowners get to use their rights ?. Also could another gas company still drill through the storage field for other gas below?.
