crazyfarmer....this isn't the biggest....but this is from a trusted source who has a good lease and a seemingly fair operator....$37 per acre - per % of royalty - per month............of course this was at the beginning when production is highest...and pricing was up....and fully developed acres in Utica wetgas window.......all of those things considered, this is probably better than average.

The biggest will be the best pad, who decides to go wide open. The first months check will be the size of a medium sized towns wages combined.
As far as the first check being the biggest, some wells are choked so far back that they will flow the exact same for a year. Then you have price changes, it could go up or down at any time.
My first few checks were the largest amounts. I believe the peak being around $1300 per acre. If you have 100 acres at that amount, it equals a $130,000 check for that month.
Just wondering what the largest royalty % anyone has been able to negotiate. I am in a dry gas area with one producer so the rates have not been as high. Anyone over 20%? Tks.
I believe I heard of a 25% royalty in Tyler County, WV several years back. An attorney owned some huge acreage and negotiated the deal. I remember seeing an article and picture about it in the Wheeling, WV Intelligencer newspaper.
Tks for info..I think in texas 20 to 25 is more common, although I have heard of 20% quite a bit in wet gas/oil windows here. Had to take 15% gross here a while ago or end up with no lease but may have a chance to change that in the next few yrs. I'd be good with 20%.
