But one can own the "mineral rights" and not own the oil and gas rights.
In PA mineral rights ARE NOT the same as oil and gas rights.  The Duhig rule is case law in PA separating the two; however Ohio and WV consider oil and gas to go along with minerals.

Doing the equivalent of a title search can be done at the court house the land is located in, or on line.

Take the current deed to the property, scan it for severed minerals. That deed has the previous deed book and page number. So you pull that deed and look it over.

Then repeat using the Book & Page number for the next deed, then so on, and so forth.

With any luck the land has been in the same family for years and there will be 4 or 5 deeds as far back as records have been kept. So if the minerals, oil coal or gas have been severed it will show up. If not you more than likely own all minerals.

If you are wealthy, pay someone else too much to do the same thing for you. If you are having a hard time paying your Real Estate Taxes, save your money and do it yourself. It may be a few more years before domestic oil and gas has to obey the laws of the US and stop stealing from landowners.

Think about that before you vote for Status Quo Clinton, or Bible johnny, he is pitiful.
