Have heard from a local attorney they are offering people in Jefferson County about $2,000 to $2,500 per acre and 12.5% net royalty.
That's a really bad royalty IMHO. IMHO Chesapeake further poisoned the waters with their market enhancement clause even on a gross royalty with reports of excessive deductions. Add that to a net lease and you might as well be in a wash situation. I'd say no more net roaylties. Get rid of market enhancement, and force royalty payment to be based on market value as gas would be sold to an unrelated third party.
