I was able to get $3250/acre at 18% from Shell. Addenda include Pugh clause, gross royalties without deduction, and various stipulations about pipeline construction (to be buried), timber, fences, etc. All pretty standard stuff. I don't have a residence there so I don't have the same concerns as someone who would have to live next to a well.
