"Richard, It appears CHK performed due diligence, ran your title and found a reservation of 1/2 interest.  The payment order allows adjustment of bonus consideration to account for net acreage.  CHK and the other exploration companies run…"

Lease/Royalty Monies

Hi all!   We recently got a check from Chesapeake for the signing bonus per acre thing. The amount is exactly 1/2, or half of what we signed the lease for.  We have a "Fee Simple" deed, which means to me that there are no liens or any other prior commitments to the deed. Why would "gas co." only come up with half. And what would happen to the 18% royalties, would that be halved as well? Has anyone run up against this? Thanks!!!See More

Richard Newton Jr replied to Jeff's discussion 'Sullivan County Gas Well Map' in the group Sullivan County, PA
"Jeff, Thanks very much for this post. So much makes sense now as to how they are getting the gas from the wells to market. It's coming sooner than I would have thought. According to the map you posted, I was able to understand why a new road…"

Richard Newton Jr replied to Jeff's discussion 'Chesapeake buying out Chief leases?' in the group Sullivan County, PA
"I think $50,000 is a very good number to lease my land per acre, but I'm not very interested in the bonus money. Pure and simple, we are not going to have any long term dividends unless the gas gets to market. Therefore we need pipelines to…"

Richard Newton Jr replied to beth hamm's discussion 'Sullivan County - Hotspot?' in the group Sullivan County, PA

Coveytown Well Drilling

Hello All,I need to apologize in advance if do do anything impolite in this method of communication. I'm new.All said, my family has owned a very small(2.35acrs) plot in Cherry Twp. a little over a half mile from the well pad at Coveytown 5h OG Well. My wife and I remodeled the place this past winter/spring hoping to retire there someday.  I made time recently to understand a landmans lease offer. I need to have an attorney negotiate with the energy co. I have a list of addendums that I feel…See More
