Im not real sure how this is suppossed to work if it takes 640 acres to make a drilling unit does that mean all property in the unit has to be leased by the same O&G company?

" Cabot and Wishgard are asking , I know of two people who were offered $25 acre by Cabot. Wishgard is better at $600 acre and  %15 royalty .This is in the Rockport area in the last week."

"Having different companies lease different strata can be problematic. It will mean that the different companies will construct more drilling pads instead of using the same one for different wells.  They will probably have to use more pipelines…"

"My addendum is written with a dept severance clause. The oil and gas companies are leasing to drill horizontal, not vertical."

I was contected by a landman wanting to lease my farm mineral rights only offered $20.00 per acre but said they where interested in a shallower formation then the marcellus.He even told me I would be free to lease deeper with another companey if i wished too.What I would like to know is would leaseing the shallower stuff would it make my farm less attrative to an O&G companey interested in marcellus or utica ?
