SO I have three companies interested in the land...waiting for offers in writing..got a great lawyer, pretty freaking happy with the discussions so far...if anybody has a question...shoot..

No, I haven't signed with Chesapeake, but Dale Property Services is their leasing agent, and I have been in contact with one of their landmen.  We have visited on the phone and emailed as well.  He said they aren't drilling in Springhill at this time, as our property isn't in a focus area, but he will keep me updated and to please keep in touch with him too.  That sounded encouraging.  I do have some cousins who signed with an atty in Waynesburg and received some upfront money.

Of course, they are paying  him 8% of everything!  Robbery!!

be careful, i was told that dale although a branch of CHSPK, just lease up land to hold it or flip it later..
I do know it is crucial to have an honest attorney (is that an oxymoron?) on board, but geeeeee whizzzz....where do you find one?

Regarding Dale...they are doing the same as JJK Mineral...either trying to buy or lease your land then they will flip to the big energy companies...whenever an interested party calls me regarding my some 150 some acres of mineral rights...I call EQT to confirm that these people calling indeed are representing EQT...and so far EQT has confirmed that only one was legit.  Also...an EQT department head in Pgh. said do not sell my mineral rights.  My thinking is that  those old 1920 leases on our acerage...EQT that holds them will eventually come and negotiate or as they keep saying to me want to modify those old leases when they are ready to horizontal drill that land and some of that land is right in the mother lode of the Marcellus Shale.  They are going after the land first that has no leases or old shallow wells and then will have to deal with these old leases...so I will just bide my time.  They keep calling me...hate when they get defensive when I turn them down...

nooooo dont do that.. I learned that lesson the hard way you can do it all your self I did...can you send me a message if you dont want to post it about how much land you have and where..i MAY HAVE some answers about those guys :) I would be glad to try an help you :)

well i guess its hearsay but I heard it from lawyers and land men and they are a part of another big company actually and do not even have the equipment to drill themselves.  i thought it was Chesapeake but you can just google it and see who they are working for if you will. I forgot did you sign with Chspk?

Hi Abby..it depends on what you want.  I had to learn the hard way...I was so set on the bonus bonus bonus, that I didn't think about a lot of other factors that would really benefit me, shorter lease, commitment to drill(as best you can), money for other things etc etc..to make it simple, I looked around at leases in my area surrounding my property, talked to the people there that leased with different companies and got their opinion, and did some more research, checked out drill permits, looked at well reports etc etc... I can explain more if you like...BUT the end result was, big companies aren't looking to drill their entire 1.2 million acres they have already acquired, so yes I may get a bigger bonus and a promise of even higher royalties but...what I discovered from others experiences and just common sense research was that, those royalties may not come for 20 years if ever.  And that in most cases the leases that those people signed can keep them from leasing with someone eles once it expires, if they worded it just right.  I have talked to a guy that they haven't done jack on his land in 5 years, his lease is about to expire and they "told " him they would be drilling soon.  he got a big offer, with 20% royalties... but he is ready to get out and way from that company for a lot of reasons.  They don't call him back, they always send him to a voice mail, he has tried for 4 months to get a copy of his lease from them...(he moved and misplaced it), they wont give him an answer about the commitment they made, and   WELL guess what after all of his harassing, they sent him a check for 99$, now I dont know for sure but I have heard stories that if you cash that and your lease is up, your stuck again and for a whole $99.00 at that...  AND then they turned around and sold his lease to Chevron, whom in my opinion is not looking to drill anytime soon..MY God people think about how those people do us concerning Gas at the pump, do you really think they are going to share the wealth and break ground everywhere or anywhere for that matter?  They have , hate to sound conspiracy theory, but they have a huge interest in keeping production low now dont they?  If they own everything, then they decide if we can become independent fuel wise and I bet there are a trillion reasons why they wont or they will sell it over seas instead of investing in America.. that's my bet...ANY WAY Abby, haha sorry got on a rant.. SO to answer, yes you can get $3500-$4000 an acre in most cases if  you never care about getting royalties, or you can get $2500-$3000 with a company that actually will drill and there are a few of the good ones out there..Just don't get tide up in the bonus too much..I was at first but after all the horror stories I have heard from people who got that and are trapped by some clever wording in their lease, or had the companies do some testing that made the secondary term kick in and now they are stuck pretty much forever, without an attorney to help them... and all they got was their big bonus..man that used to piss me off so bad when I thought about it, I was like no way man they are not robbing me I want a huge bonus(and i do still expect a fair market bonus) but...WHAT i had to realize, is its NOT the bonus that's most important, but the royalties, drilling potential, terms of the lease..that is where the money is at, so keep an open mind when you get an offer and research the HELL out of the company and what they are REALLY doing and then make the decision that is best for you :) haha sorry that was a bit much ....
