Steve where in potter and from who? We are up in Hebron twp and gas companies/ leases are leaving like cock roaches in the light.

Well, I have come to tell anyone who read my post of Sept. 16th about the Wyoming County Group and their big deal with Chesapeake that it appears to be nothing more than a pound of baloney.

I certainly hope no one has made the assumption that they WILL get the same deal (as was posted on the group web site) because it appears that information was totally incorrect.

You may very well be contacted by Chesapeake if you signed up on their site, but they will not be giving everyone the same deal that was promised. Even landowners in the same area that the group covered.

BEWARE - people are being given inferior leases, less money for the sign-on bonus, and basically broken promises. Unfortunate that the group chose to advertise this and then go back on its' word.

I'd like to say that no matter what the offer is before you 6 months from now you won't be happy. I know people that signed leases 10 years ago for $3 an acre. I know people that signed leases 2 years ago for $100 an acre. In the past year alone I've seen the offers climb from $1000 an acre to $5750 an acre. I've also seen the royalties go from the NY state minimum of 12.5% to 20%. Although the sign on bonuses are really good money for those looking to lease their land. The big money is in the production at the wellhead. Last June wellhead prices were at an all time high. Those wellhead prices are on their way back up but aren't anywhere near what they were. Your offers will be relative to your proximity to a pipeline. If you are within 5 miles of a pipeline you are more likely to see top dollar offers on a 5 year lease. As you get further from the pipelines you will see either less sign on bonuses or longer lease terms.

Hi Gary, Thanks for your reply. I agree with all your comments. We were offered a lot less several years ago when hydro frac was first used. Refering to your comment about pipeline proximity; if a property is 10<> miles from a line what effect would that have on a start drilling date?

Two things come to mind when you ask what effect 10 miles from the pipeline would have on drilling. Pipeline leases and mineral rights leases are two different things. Let's say your land is under lease and you are part of a 640 acre plot. 640 acres works out to be approximately a mile in each directions from the wellhead. So if your 10 miles from the pipeline that would leave 9 miles to cover to get the gas from your well to the pipeline. Most drilling leases have a shut in clause in them. If not make sure yours lease does. You wouldn't want them drilling a well on your property then capping it off so that you wouldn't be getting your royalties Anyway now the pipeline needs to get the land between you and the pipeline under lease. The laws and regulations are different when it comes to right of ways. Second what I've seen is that leases farther from the pipeline have longer terms to the leases. For example if your within 5 miles of a pipeline you may be offered a lease with a 5 to 7 year term. Farther than that away from a pipeline you would probably see terms of 8 to 10 years on your lease. The other alternative is to see a smaller sign on bonus. For example if they are offering 5000 an acre within five miles of the pipeline you may only see 4000 an acre 10 miles from the pipeline.

I have owned 62 acres in South Creek since the early 70's. I recently received an offer in the mail to buy my mineral rights for $1500. Prior to this solicitation, I was unaware of the 'Gas Rush'. Now I'd like to catch up and get informed. I appreciate any and all information shared here. Thanks

I should clarify that I live in Colorado, and haven't been back to the farm in years.
