We only have 16 acres in Wayne Twp of Belmont County. Any advice on leasing potential in this township. Murry has already mined under our land here so I'm not sure how that effect

I sent you a friend request.  I will give you a contact for the smith-goshen group if you are interested in joing a landowners group.    it might be a good way to get leverage and a good lease if you are interested.  I can not guarantee that you will be accepted based on your location or the timing (getting late in the process).

I spoke with Bonnie from NALS. She seems open and honest. I may just sign with her @ $4250. and 18%.

is that a firm offer in belmont county?

 

I believe that is a wish list that NALS has. They believe the area is worth that but as far as I know they have no real offers at that price/rate. If it is a firm rate with a decent lease, I'm ready to sign.
kinda figured that.  haven't heard anything that high in Belmont yet.

My husband spoke with Bonnie (NALS) this afternoon. She advised that everything has changed since her offer last week. Bonnie said that her buyers are now focused only on properties north of I-70. 

Not sure why south of I-70 is less desirable, perhaps it's due to the deep coal mining or the geology, or maybe it's just that someones dart didn't hit the map this far south.

We're probably better off to wait and see the results of the Utica well being drilled this fall in Southern Monroe County before commiting to a lease.
