What is the general concensus on selling your mineral rights after signing a lease agreement? With no expectation of any drilling taking place, is a lump sum now worth it?

This is an interesting question. I've been asking myself the same question for awhile now. With a number of other questions to go along with this one.
If you where to sell your Mineral Rights, how would that effect the value of your land ?
Would anyone want to buy your land without the Mineral Rights ? Or Mineral Rights without your land ?
How would you determine the value of your Mineral Rights ? The same question for your Surface Land.
I was told they can't put a value on your Mineral Rights until there is production. Is this true ? How long would they hold you by Production, is anyone's guess.
I have been told they can't really put a value on your land until the gas company is done doing what ever it is their going to do in the area around you. Is this true ?
What would it cost to have your Land and Mineral Rights appraised ? Would it be worth it to have it done ? And who would you trust to do this ?
Lets say you don't live on the property, its just a piece of vacant land. Would you be better off selling the whole bundle? Getting rid of the headache of maintaining this property, taxes, liability insurance, etc.
Take the money now, buy stock in one or more of the gas companies ?
