Can anyone recommend an attorney for the Butler area to review lease details?

We am currently working with Harry Klodowski of Hull and Klodowski, LLC.  Office is in Wexford, North Hills of Pittsburgh. 724-940-4000.  He will negotiate the lease if needed but usually works with you on the details and gives advice.  You do the negotiation.

Dave...Ron Coyer in Slippery Rock or Tom May in the city of Butler....both are Oil and Gas Attorneys , and have lots of EXPERIENCE  working with the landowers and their leases.

John, how do you stand to gain from your 'charity', percentage of royalty? percentage of upfront bonus? tell them this 'group' you have is the best? Groups = Biggest O&G scam ever! Explain to me how packaging your property with other landowners far removed from you is of benefit? Because there is greater bargaining power? Sure, for the people standing to profit from a lump acreage sale to the highest per acre bidder. Meanwhile, Joe Smo, who's land is surrounded by Exxon just got his shit sold to Chevron because they were the highest bidder and now never has a chance to see his gas get produced, until his lease expires (ten years down the road, when the per acre bonus is $1000, reference Haynes), or they flip it to the producer in the area (who has no incentive to buy it, since Pa has no forced pooling, and they can draw the unit around you). Further, lease Addendum's constructed to suit the needs of the individual mineral owner is obviously more logical than a blanket Addendum for all members of a group. Carry on cutting your own throats with groups, or get informed, get a lawyer (who is in reality working in your best interests), get the deal done. (Example: The guy who suggested Dillion, McCandless, King, etc. etc., he's a 'group' recruiter. Typical scenario, find a guy trusted in the community, connected to school boards, etc....let the deception begin!)

I also find it interesting that the things you have said are almost a direct quote of what a Shell landmen said to me.......hmmmm.....coincidence?  I think not!

 

  Unfortunately I am not in a landowner group, (would love to be but I am just outside their area) but this gives me the impression that Shell is feeling a little pressure from the landowner groups that are doing the RIGHT thing for the landowner....... forcing the gas companies to up the offer. 

How do you fight those that are doing the right thing?  Well, some would try and trash them with inaccurate information of course.....throw as much BS out there as you can.  The more of it I see the more it shows me why landowner groups are the way to go!

That's actually the name on my birth certificate, so to be fair, my mother misspelled my name. Close, but not quite, I actually work predominately on the downstream side of things, and Shells 'desperation' is not of paramount concern to me.
I guess the 'right thing' is a matter of perspective, not a word I wrote was disingenuous/BS, and it should be the 'party platform' for O&G agents you encounter, regardless of employer, because it's accurate.
Let me know if I can help get you involved in a group. I hear the ABC group is a good one, they might not be as geographically picky.

P.S. If the gas companies were offering $5000 an acre, you'd want $6000, true?
Johhny, I never said anything about land groups we deal with individual landowners. The only groups we do are the ones that are formed between neighbors and ask us to help them. Our company was formed by landowners who like everybody else signed bad leases when all of this first started, and with countless of hours of work found away to get out of their old lease and get a better lease with a higher signing bonus, higher royalty, and more protection. We are just here to help out landowners, we're not looking to make millions of dollars off people like some companies. We want to educate landowners and protect them not steal from them. So before you start bashing a company maybe you should do some research on them to see what they are about.

I wasn't aware of a 'non-profit' group aiding landowners. You are the Gandhi of O&G. HOLD THE PRESS...just did your suggested research. 1st Chaz obviously didn't go to MIT. It's also very curious the most developed aspect of the website is where you offer to buy individuals mineral rights...another gracious service not designed to make money?
