Lensman & Associates is forming a group in Belmont County.  Anyone with acreage in Belmont County should contact this firm quickly if they are tired of waiting for an offer.  They will submit bid packages October 10th and finalize bids on November 5th.  They are negotiating to get the full bonus before December 31st so it applies to 2011 taxes.  Taxes are almost guaranteed to increase in 2012 for both federal and state.  With the recent announcement from Chesapeake about the production of the well in Harrison County, this offer should be fairly good.  The XTO deal a few weeks ago is looking like 19% on the net royalty, not on the gross and $4950/acre bonus.  The new deal should be better than what XTO was offering.

At Tuesday's meeting it was stated that the Smith-Goshen group would consider all of Belmont County to be within the area of interest of the major oil and gas companies. You could try them.
Mike that is a great suggestion . We really need to know what the truth is . I spoke to a landman who came to my home. He was very tight lipped about anything , he was rude when I asked him questions about the situation at hand .Then he said that he couldn't understand why us landowners in this area are asking so many questions about what is going on since the oil and gas business has been around for such a long time in our area .I assured him not all of us has been immersed in the oil and gas business as he has been .Basically he expected me to jump at the opportunity expressing how much money his offer and my acres equaled to . I have only been trying to defend our neighbors to hold together until we get a little more information and to not let outside interests come in to the mix to make a quick deal that are mainly concerned with a quick profit based on the other accomplishments the other landowners have created who have manged to raise our values thus far. In addition in every endeavor the companies need time to evaluate the potential here and then they can reasonably offer a proper compensation package with the protection the landowners need to feel they are comfortable with their decisions . As a member of the SMITH-GOSHEN LANDOWNER Group,  I can not feel more comfortable with where we are in the lease negotiation process today.   The postponement of the offer period in September is driven by large oil and gas companies,  not because of lost interest,  but related to the awareness that Belmont County is sitting right on top of what could be one of the richest unconventional oil/gas/liquids plays in the country.   Eastern Ohio's UTICA shale is getting National News coverage almost on a daily basis,  Big Oil is buying up smaller players, and better than expected productions numbers are being released.

These big oil companies knew that the numbers they were prepared to present,  would not be enough to compete and secure an interest in this play given the sharp increase in value of our acerage.  These companies have spent the last few weeks finalizing their numbers, negotiating terms, and finalizing bidding strategies. There is more interest today than ever before.

It is evident from our last meeting that SMITH-GOSHEN group is ready to go.  The committee has the full support of its membership and our lease guidelines have been discussed and negotiated. 

Do not be mislead by the many "landmen", "consultants", and "attorneys" into thinking that Oil Companies are loosing interest in our county.   The only motivation for these people are to get you to sign and lock in their millions of dollars in commissions.  

This so-called new group is not the first and certainly will not be the last of the "experts" coming to our county to help us poor landowners,  who I am sure have been begging for their help,  while taking a 4-7 Million cut for their three week effort. 

In January 2011,  I couldn't get an attorney in the N.E. Ohio to return my phone calls because Belmont County was outside the area of interest.   Today,  I can't keep them away with a fly swatter.

Well said Dave , I am on the outside area but I am still trying my best to support and defend our group from outside intervention , The patience for this many people is hard on one side, yet it needs to be commended since there is so many landmen out there pushing to finalize deals for the least amount of bonus and royalties .This is a life altering ,property altering situation and we need to allow the companies enough time to evaluate their intentions so they will bend enough to realize the monetary value and also assure us that we will have some control on the property that some of us have lived on all our lives .These minerals are not running away and the better the reports the stronger the value is shown. I personally have raised my family on the property I own and  have been paying taxes , working  hunting , and even did some farming on and I don't intend to get in a hurry let alone ask for anyone outside my area to tell me what to do when I know my best interests are not what is driving them . The almighty dollar is really attracting the vultures , but the patient eagles will soar int he end
I absolutely agree with Mike's post about the royalty being of the greatest value along with the good protective addendum's which are the various changes that the companies have agreed to which over ride and control their old lease clauses that are being negotiated simply because the groups have held together for a common goal . I have neglected the fact in my previous posts that although it is good to get a decent upfront bonus dollar amount that will immediately help a lot of people ,simply because it will be a few years for most to even get any type of royalties , but the end result is that a decent royalty payment will more than surpass the little bit of extra cash you get from a higher bonus . I am all for a little less upfront as long as there is a lot more throughout the years of being a partner with a company . I am very interested in getting at the real truth of what we truly have here and also would enjoy an insiders view of the situation. The end result is if a company gets too restricted they will not be able to properly develop the area which will result in a loss for many people involved.
