We have property in Trumbull County and have been told by ALOV two more weeks but they have said that 3 times.  I am concerned about the length of time it is taking versus what they said it would take.  Has anyone else heard that they are promoting somewhere around $4000 or $4500 an acre and around 18% in royalties.  I have also heard people in the area  say that those per acre prices will start coming down as the companies expand into Trumbull County.  We have had interest at $1500 to $2000 per acre and 15% royalties and the ALOV proposal has more but I am not sure if it will really come true.

Mr. Banks, From what i have seen what they have done for other groups i think your right. The only thing is i wish they would keep us updated more often but i know they have alot going on right now.

Wait a minute boys!  Am I getting this right?  One of the chief administrators of ALOV- is Bob Rae.  Bob Rae works for Buckeye Mineral.  The purpose of ALOV is to objectively help property owners obtain a lease that offers integrity and maximum profit.  But, so far, the group's choice is leading to an agreement with Mr. Rae's employer--Buckeye Mineral?  If so, something in that deal stinks of fraud.

Has anyone been offered a multi-formation lease? I have 45 acres. My buddy in tusc co got a multi-formation lease from PAC development.

A multi-formation lease?  Do you mean a lease that identifies the specific shale beds the O & G company wishes to penetrate?  I've read a discussion on this site that mentioned that issue.  it's a very good idea to include or limit on your lease the either the depth or the specific shale formations you grant access to.
Yes agree, I know PAC just negotiated and finalized a deal. They kept the shallow formations and the utica was assigned to a bigger o&G company. Those home owners got there cake and ate too
Now, that's interesting.  So-a PAC lease involves 2 O & G companies as well?  I wonder how they sort the responsibilities or liabilities of each company involved in the lease.  It sounds like it may be a little complicated.
Fraud is a powerful word. I'm not sure how you arrived at that, Tanya. Bob Rea started Buckeye Mineral. It has no affiliation with ALOV. Buckeye Mineral is a "for profit" consulting company. Its purpose is to do the same type of work for other groups that ALOV is doing for us. After the Trumbull group is leased with a driller, ALOV will dissolve and the volunteers will go back to their lives. Bob Rea will continue on with his new company. We should count our blessings that we are part of ALOV and its volunteers. I wish the best to Bob and his new venture.
I am not sure I would say it is fraud either l however, when we got ALOV information in the mail, the demo lease and documents came from Buckeye Minerals.  Because they are not sharing information or updates as often I would hope, i does make me wonder.

I am with you on that one Susan.  I mentioned that same thing happening in another post.  I had a friend that had contacted ALOV requesting information and a copy of their lease.  He was sent a Buckeye Mineral lease.  When did it become ethical to "volunteer" your time to "help" people and then use those same connections to benefit yourself?  If AlOV was done than they should have told him that they were done.  On Wall Street, it is called "insider trading" and is ILLEGAL.  In government it is ILLEGAL.  Yet there are people that are defending it?  Are you kidding me?

They just broke up a big corruption ring in Cuyahoga County a year or two ago for people that were using there positions to get personal financial gain.

If Bob wanted to start a company ON HIS OWN than he should have done so,  NOT use the disguise of a NON-proffit organization to launch it from!  If Bob actually did volunteer his time to help people out then I commend him for that.  However, it sure seems that he obviously was using the "non-proffit" to gain both business contacts as well as industry contacts so that he could proffit from it personally and finantially which means he wasn't volunteering his time as he said.  He was simply biding time until he was comfortable enough to launch his own business and that is anything but commendable in my opinion.

May I ask a very basic question here? Why do you think that ALOV would have a lease laying around with their name on it? I suspect that when I sign my lease, ALOV's name wont be anywhere on it. They are negotiating for us, that's all. So in an effort to answer questions for people, get them A SAMPLE LEASE they could look at, and do it in a timely fashion, you're calling this man fraudulent? That is pitiful! The lease that ALOV will bring the Trumbull members was not even written yet when you requested to see it!_
My comment was not a personal attack on Mr. Rea.  It was a request for clarification.  I asked, "Am I getting this clear?"  When a job is open for bids--in the public arena--it doesn't go to one particular bidder because that individual has connections.  I'm sorry.  But, something just doesn't seem right.

I'm really not sure why I'm wasting my time responding to Adam, since his reason for bashing ALOV is so obvious. As I said in an earlier post, Buckeye Mineral does the same thing for people that ALOV does. And as I said earlier, Trumbull is the last ALOV group. With that being said, after ALOV is dissolved, which will be when Trumbull is leased with a driller, Bob will make a living with Buckeye Mineral. The difference between ALOV and Buckeye is simply the fact that ALOV is free and Buckeye is not, hence the lease being the same. I understand why Adam doesn't like ALOV. They stop him from signing landowners with Wishguard for terms more favorable to Wishguard than the landowner. What I don't understand is 2 things.

1. Isn't this site set up for Landowners, not Landmen? And yes, Adam is an admitted landman for Wishguard.

2. Why is anyone who signed up with ALOV questioning the integrity of a man whom has given hours and hours of his time, along with countless volunteers, to help people?

If anyone doubts ALOV or Bob Rea's credibility, drive to Columbiana county and ask the people there if they feel ok about what he did for them. Call ahead in case they are still out celebrating their good fortune.

Adam, you are doing a disservice to people by misleading them with your accusations only to benefit yourself and your company.
