Just signed up with a landowners group to represent the group for the best deal.

As they explained, they will present to the gas companies interested and see

what offers they get.

The only connection that they have is a 15% cut of the landowners $....nothing

else...They will get the group together for a question/answer session, and get

a contract and go from there.

They are optomistic for $3800.00 an acre over 5 years and whatever for royalties.

Our group is paying $25 per acre after check is received from lease signing.

In my opinion 15% is extremely high, I can't say that I have heard of a fee quite this high, but hey maybe it is worth it to you. I don't believe in paying a % for representation. I would always 1) prefer to organize a group to negotiate with then getting an attorney to finalize any contract, or 2) Let the company find you and then work on the contract with neighbors, hiring an attorney. I find that people wo charge a % just don't earn the money they are paid.
