We have a Royalty calculator that it seems a lot of newcomers miss seeing. I think it would be a idea to have a Landowners Tool Section added to GOM.

  I suggest and want some input on this idea as I know I will not cover all areas.

LEASES

1. Lease sample, a copy of a basic standard lease that shows HIGHLIGHTED areas of absolute non no for a land owner to avoid at all cost with a brief explanation as to why.

2. A copy of a LEASE that is more forth coming but with faults still HIGHLIGHTED of those faults. 

3. A list of addendum's that  should by most standards be a part of any lease  and a brief explanation as to why.

4. Possible faults within a lease that might be grounds for the termination of a lease.

5. Under what conditions could a lease be terminated by the Lessor if the Lease fail to comply with the condition of the Lease.

6. Forced or unkown to you as a land owner forced pooling or unitization that may effect you.

Right of way

1. A explanation of the problems associated with a blank basic Right of Way Agreement.

2. Consideration as to how a LAND OWNER can protect his best interest in dealing with Right of Way issues. (with pipe lines going to be needed this will be a issue that will be a biggie in the near future)

How To

1. How to do a on lines records search to find leases that might involve your property.

 For an example you can look up your own but do you have to track back to who you brought your property from and the owner before it and on and on. If a lease is flipped does it need to be recorded under your name?

2. Mapping section BCIS has done a fantastic job with this! A big THANKEE! With a brief explanation of how to use it as some of us are not puter brains.

 ATTORNEY LIST

A possibility here how about some attorneys  offering the answers to some of the questions that I have raised in the above? Let them give the answers in exchange for a listing in the same section PROVIDING they offer Free Consultation and post their hourly rates'

ACTION ALERT (SPECIAL SECTION)

 When ever a adversary to our interest such as ANTI FRACKING PROTEST, Legislator comments, introduced legislation that endangers out interest contact numbers or a type of action be suggested. Might be call the legislator by Phone by email, Counter protest.

  A few ideas but my opinion for what its worth I think we could eliminate at least 50% or better repeat questions asked in the form of different threads. We also can not allow for our property rights to be taken away by being ignorant about what is going on around us nor can we sit around and be complacent when in a stroke of a pen they take your royalty awat through a windfall profits tax, or by forced pooling.
