This is on 17.5 acres. Planning on asking for no surface opertions and five year lease only.
Just to put thing in perspective for everyone.

Two deals just went through....here are the details:

Anadrako sells lease on 100,000 Marcellus acres to Mitsui & Co for $14,000 per acre ( Feb 2010)

Atlas sells sells lease on 300,000 Marcellus acres to Reliance Industries for $14,167 per acre ( April 9, 2010)

This is the kind of money and more..that they are willing to pay....!!!!

Private landowners will be getting between 11-12 thousand dollars per acre minimum by Aug 2011.

The price of Gas has to get higher than $4.10 too....
give it 6 more months... the Oil companies will suck every last dollar they can out of the OIL economy before switching...

You are mis leading people, I am an independent land agent that is trying to find the best deals for the landowners and with comments like this no one will ever get leased. First with the price of gas being under $4.00 per mcfs; if landowners are getting leased their lucky. You need to understand these companies are getting larger companies to invest, so they can continue to lease and drill, it doesn't mean that the prices you are refering to are the going rate! you will never see the kind of rental payments you are talking about. Landowners will be lucky if the rentals go above $3000 per acre, there would have to be one hell of a jump in the price of gas for that to happen again. I'm not saying that it will not happen its just going to be a long time before it happens, but then again I could be wrong.
I am not sure what you are referring to. But i thought I would reply. All I have ever said is that some companies are Low Balling prices, so as to take the profit for themselves by reselling the lease. Also if anybody has there land in the Clean&Green Program, it will cost them to take it out. Back Taxes! Thank You in Advance! Craig T. Pistner
The Clean and Green issue should be addressed in any lease you sign. It is common practice for the gas company to pay the increase and back taxes due under clean and green.
If you were not aware of that, there are a zillion other things you need to learn about leasing before even thinking about signing.

Regarding offers, your State-County-Area have more to do with the bonus offer and royalty than anything else. There are places now where $8000. an acre bonus would be normal and all royalties are well over 20%, but that is NOT everywhere. It all depends on what wells have been drilled and proven in your area, how close to pipeline you are, etc.

If anyone is still getting very low offers, either wait until your area is proven or find out if you are NOT in a good area. Not all marcellus will be high producing.
Prices are trading between companies at 14,000$ and Acre in the Marcellus fairway,.. and most of it non-infrastrucutred.. so prices of 3,000 are ridiculous..

it's the same math that I saw in the insurance and hospital businesss..
my operation BILL without inusrance was110,000$ but because I was insured.. The Bill was only 10,000$ that the hospital could charge the inustrance company..

The only security and guarantee any landowner has of being fairly treated is thougha land group or coalition... Power and strength in numbers..
Where is the Marcellus Fairway?
from teh Geoplogy maps I have seen it appears to be the NYS counties of Delaware, Sullivan, ancthe PA counties of northEastern , PA following the contour down to West Virginia
